STREET .CAPACITY: Adequate
ACCESS: Access to existing lots as currently subdivided is
adequate. Future subdivision of lots will require additional access.
Access will be provided along Rock Prairie Road. Tract D has
approximately 53:5 feet of frontage along Rock Prairie Road which
will allow access to: Rock Prairie. All access will have to comply
..with the City of College Station Access Management and Driveway
Design.
DRAINAGE: Current subdivision of the tracts shows no drainage
easements. Future :subdivision and platting of the lots will require
same channel~ation and possibly some easements.. Drainage
requ~ernents sarne_ for either R-5 or A-P zoning classification.
WATER: V~ater is provided. to the tract by a 24" line along Rock
.Prairie Road. Supply is adequate to serve this tract as requested.
SEWER: Sewer is provided through a ~" line along the back lot
lines of ..Longleaf Circle a 6" line: along the back .lot lines .between
Lon leaf Circle and Bluestein .Circle and a 6" line between Bluestein

and Lod epole Circle. This tract has access to all three sanitary

sewer lines and they are adequate to serve this tract.

In 1980 this ?.02 acre tract. was combined with everal surrounding
properties and a request from A-a to C-2 zoning vras made. This ?.02
acre tract remained A-O after Council consideration. The C-2 zoning was
not in compliance with the land use plan at that time. Zoning History 1.)
In 19$2 some property south and across Rock Prairie was rezoned from .~-
to C-~ and the now Humana site was rezoned from A-a to R-4. (Zoning

In 1983 some remaining A-0 property east of Longmire and in this
immediate area was rezoned to C-1 and this. ?J02 :acre tract was rezoned
from. A-a to R-5. Both rezonngs ~rere in compliance v~rith the land use

In 19$4 a conditional use permit was granted for Humana. Hospital to
locate on R-4 property across Rock Prase.
