MEMORANDUM
TO: Planning & Zoning Commission

RE: Determination of a Parking Requirement for the
Expansion of Wolf Creek Car Wash and Variance
Consideration to the Approved Pavement standards.
The applicant is requesting that the Commission determine a
parking requireme t for the type of use proposed.. in this
expansion project.
When Wolf Creek car wash was originally built. the Commission
determined a parking requirement for a car: wash. The
determination was one space per two employees. The proposed
expansion to thee. car wash is to include automobile detailing
and a lubrication shop. The proposal is to add 3,900 square
feet of indoor space. The Zoning ordinance has a parking
requirement for motor vehicle sales & service which has been
applied to the foilowng motor-vehicle service business over.

The. requirement is one spaee / 2 50- s . f . of office space plus
one space / 100 s.f. of service area. Bays may count as
spaces. The applicant feels that this category does not fit
his business and that ,there is no category in the ordinance
that does. Therefore, he is requesting that the Commission
determine a requirement for the business. The app icant
will pre$ent evidence from other cities for consideration by
the commission and a more detailed explanation of his
proposalo If the Commission feels that the motor vehicle
sales & service requirement is not appropriate for this use
then `a different requirement may be set. If the Commission
determines that the current requirement used by staff is
appropriate the applicant may apply to the ZBA for a
variance.
He is also requesting an alternativepaving design in order
to try to save some very. la-rge trees on the site. The City
Engineer will address this 'issue.
