SUBJECT: Conditional Use Permit -Beacon Baptist Student Student
Center (89-709) to be located on Lots 6 &7Block4
Boyett Addition subdivision (410 & 412 College Main)
The P.R. C.meton thisda'te to review the subject proposal, and
recommended approval with the following conditions*:
q~:!:.!..~~: Coordinate service requirements with LaVern Akin or Alan
Colley of the'Company.
~Q~~ ~~~g ~~~: Coordinate natural gas service requirements with
Kean Register of the Company.
~Y11~lNg ~lY!~lQN: No problems identified.
;e~~..g~rR~~~~~~~!Y~: After having questions regarding surfacing,
curbing and landscaping requirements answered satisfactorily, he
identified no problems.
~1~Q!R!Q~~: There is a power pole located near the c,enter of the
"turn-aroundtf at the rear of the project. Show the location of
the pole on the site plan. Any relocation of the pole will be at
the .developer<' s . expense .
Notify the Electrical Division regarding the type of service
required {overhead/underground}. If underground service is
desired, please submit <a letter of request to the Electrical
Division.
Coordinate load data requirements with the Electrical Division
when that informati~nis detefmined.

hydrant on the si teplan. A fireh}7drant must be located within
300 feet of all parts of the building as the hose lay.
The water line in the street isa 12ft line (rather than 6ttas
shown on the first plan).
Sewer service is toth'erear of this property.

existing-fire hydrant and the distancefr.omit to the proposed
building.
~~H!!N~J1!!n!g: . Surface and curbing of the lot must meet minimum
standards. required by the .City. Ordinance and standarddetai Is
enclosed with this report. Any varianCe to the standards will be
cons ide r ed..by.the..Pl annin g. .and ... Zoning Commission.
Show.the dimensionofthewidth.ofthe driveway. Tbe minimum
width f.or acommercialproje9tis 30 feet, but due to the nature
of the proposed use >ofthis. project which is .nei ther residential
orcommercial,ifadrivew8ywidthof30feetposes a problem to
the rest of the site plan, the Engineering Division will consider
alternativepropd~als.
A site development permit will be required for tbis project, and
includes tbe requirementofa dr~inagestudy whicb is consistent
with ordinance requirements. A copy of submittal requirements
is enclosed with this report.

dimension on the revised plan.
