public hearing. The Planning Division will prepare the ad. All property owners
within 200/feet. of subject property must be notified of the hearing. The City
prepares and mails n.otificationsto the people on the list prepared fr.om the latest
apprQvedTaxRo11s. See Ordinance No. 1638 Section 14 for complete requi'rements.

REQUIREMENTS FOR SITE PLAN
1) Sheet size - 24"x 3611
2) Title block to include:
a) Project name, location and legal description
b) Name, addre~s and telephone number of applicant
c) Name, address and telephone number of developer/owner
d) Name, address and telephone number of architect/engineer
) Date of submittal
3) Ownership and current zoning of all abutting parcels.
4) A key map (not necessarily to scale).
5) Scale should be largest standard engineering scale possible on sheet.

7) Topography and flnalgradingplan,andother pertInent drainage information.
8) All existing streets, drives, buildings, and water courses on or adjacent
to the proposed project site.

Curb.. cuts are determined by City Engineer. Standards are one curb cut for a
site with 125 feet street frontage and two cuts for 250 feet frontage. An
addItional 500 feet of frontage is needed for each additional cut.. In general,
keep cuts at least 200 feet from major intersections.

Fire lanes of a minimum ,of 20 feet in wldthwith a minimum height clearance
of 14 feetmustbeestabl ished if any structure of any type is more than
150 feet from a publIc street or highway.
Any structure in any zoningdJstrict other than R-l,R-1A or R-2 must be within
300 feet of a fire hydrant as measured along a public street or highway.

Office or businessfacllities tn excess of 5,000 sq. ft. must furnish parking
