facility into a bowling alley, I called M.r .. Camp about the
information he required, and following that conversation,
Martha called me back t,oexplalnmore ab.outwhat they wanted
from us.
OnFr iday, 1 talked with Coy and Phil about compili ng
informati.on. regarding specific .bllild.ing/ffre code items
wbichwouldhave to be completed before the building could
be converted for the proposed> llse. They immed lately ,agreed
to gather information, and beg.an to study the plans that
afternoon.
On Monday morning, I talked with Jane, Nanette and Sabine
about revlewJngtheslteplan which was approved for the
Lowe's proJect to determine what would have tobe done to
brIng the parklnglotand landscaping upto compliance with
the current ordinances.

Mr. Brochu asked about the NCNBproperty and its proximity
to thefuture.....planned.street.,Colgate.
Ms.Kee said that it is approximately 60 feet from the
Lowe's building to the property line.
Winkler added that there is an approximate 8' drop close to
the building.
~r. Britton elaborated on Mr. Winkler's presentation of the
project. He said that the facility will house 40. lanes of
bowling. He listed the following plans for the exterior of
the facility:
1. Replace ;~nd replenish the landscaping.
2. Add61parkingspaces- consistent with the previous
parking lot scheme.
3. Take down the chain link fencing along front and south
sides.
4. Remove the tree storage building for parking.
5. Add awnings over the entrance.
He listed the following renovations of the interior:
1. There will be 16 lanes on ones-i~deJ 24 on the other
side.
2. There,will be a gift shop and sna.ck bar located at the
front. of the building.
3. A... second<eIltranceronthe Creek side of the building,
will be possible at some point in the future..
Mr. Brochu asked if this project would comeback to theP&Z
if the uses changed.
Ms. Kee said that it would if additional parking was needed.

Mr........ Brochu... Informed..the applicant that brickingthe<..outside
would be ulore>expensive than providing some additional
landscaping. He just felt like there was too much white
metal showing.
Mr. Brochu asked for the applicant to provide more detail on
the signage. He said that the Wolf Pen Creek Ordinance
,specifies dim lighting. He said that since we have no
specific written guidelines, he was unsure whether the
parking lot lights were desirable.
Mr. Brochu said that he does not.have.aproblemwiththe
proposed use. He was very much in favor of this building be
-utilized rather than remaining vacant.
Ms. Keesaidthatthe P&Z Commission had expressed some of
the same concerns.
Mr. Brochu advised the applicant not to use pine trees. He
suggested that the Bald Cypress, Burr Oak,o~even the
Willow. Tree be used as screening. He said . that' .the
applicant'coulduseplantmaterials to shield the air
condItioner instead of fencing. He said that Bradford Pears
would look good in the front.
Mr. Brochu said that the slope problem will probably be

Mr. Camp askedwhytheretentioTlwasneeded. Cbuldthe run

efforts with Ray Havens of the Electrical Division.
PUBLIC.SERVICES: Dumpster orientation as explained is fine.
Show the 100 year flo-odplainonsite plan. Notethatthe
detention pond belongs to.the site.
BUILDING: The total number of parking spaces determines the
number of required ..handicapped spaces. Handicappedspaces
should be positioned such that they do not have to cross a
line of traffic.
FIRE MARSHAL: Be sure to maintain 20'inall drives.
Coordinate interior requirements with Fire Marshal's office.
G.T.E.: Contact LaVern Akin if additional lines are needed.
LONE STAR GAS: Gas lines arepresent~ Schedule meeting
with Paul Rieger.
ENGINEERING: The drainage prOV.lS.lons were esta.bl ishedunder
different criteria from what is currently required. If any

be necessary to conform to the new criteria. Applicant must
obtain a Drainage Development Permitjapplica tion wa's

Steve Hansen asked the applicant of their "timing" on the

Ms. Keesuggested that he bring that information to the P&Z
meeting.
Steve Hansen asked if the bowling alley will also have a
restaurant.
Mr. Britton said that it would have a snack bar towards the
rear and a bar serving beer beside the entrance at the
front.
Gerleraldiscussion of this project in the Wolf Pen Creek
Corridor followed.
Mr. Winkler said he believes that this recreational center
is more appropriate than the previous use.

DRAWINGS OF THE NORTH SIDE AND REVISED SITE> PLANS BY MONDAY
