The P.R.,C. met on April 5, 1989 to review the subject use permit,
and the following comments were made:

!~IIR ~ ~I~IR: No problems identified; the use as proposed would
not be large enough to have much impact on the existing sewer
system in the area.

~IR~ MAR~H41!: The existing str'ucture is a single family or
duplex dwelling now. If converted, it will b'e required to be
upgraded to an ttas,sembly typett structu.re, which will inolude the
requirement of having a fire hydrant located within 300 feet of
all parts of an.y structure on the land. The cost of any
addi ti.onal hydrant to meet this requirement is the responsibili ty
of the developer.
~.Y"11~1~g: The occupancy of this existing structure will be
changed from resident.ial to .tassembly". Many structural
requiremen.ts will be different and staff has not determined at
this time the extent of renovation requirement because abuilding
plan has not been submitted · by the a.pplicant.
gIg: Coordinate with LaVern Akin of the company for service
whether plans include either razing.of the existing building or
using it.
~r!q!Ng~R!Nq: The City Engineer expressed concern that a higher
intensity. use in this area will put a strain on an existing
street which was not constructed for uses of this nature. The
traffic impact at certain times could be great.
f~,g. ~Ef~E~E.r!I~.!!!E: Off-sit.e parking for 25 vehicles would be
require'd for a church to accommodate 75 people. Overflow from
the'lot could create additional on-street parking problems to an
already troubled area.

already listed-.
Because this request i~s for a use perm.i t only, .wi th no site plan
review, no additional information will be required to take the
item to the Planning and Zoning Commission for a public hearing.
This item will be scheduled asa public hearing on the agenda for
the Planning and Zoning Commission to be held on Thursday, April
20, 1989.

Community of Bryan/College Station wishes to locate- their church
facility. At this time, the applican.tdoe-s not have a .site plan
for your consideration. Please review the location in-light of
the proposedactivies as outlined in.their 3/28/89 letter
submitted to Planning. The Planning'and Zoning 'Commission- will
th.en review the proposed use. If approved,theapplicant will
