SUBJECT: Conditional Use Permit - Addition to existing ZTA
Sorority House at 1403 Athens (89-701)
The P.R.C. met on this date to review the proposed addition to the
sorority house, and the following concerns/comments were noted:
~.Jl...~.~.P..!.~.G.......P..!..Y..!..~..!.Q.N. : The b u i 1 din g as pro po sed will ex c e e d t he 15, 000
square foot max.imum allowed wi thout installation of a sprinkler
system. Contact the Building Official and the Fire Marshal :for
acceptable alternatives.
~.N.q..!.N.~.~.R..!.N.g.......!t!.Y..!.~..!.Q.N.: The expansion will be exempt from Drainage
Development Permit requirements because the impact is similar to
that which a single..family residence would have, and those
structures are exempt.
~..t.~.Q.~.R..!.Q.: The bicycle rack cannot be located in front of a l)reaker
panel. Coordinate acceptable location with the Building Official.

Sewer service.

the Company.
P..~.A.N.N..!.N.q.: The islands proposed appear to be smaller than. 9 jceet in
width, but by combining the landscaped setback area with the island
at the new drive on Athens, the required 180 square feet is
achieved. The P.R.C. recommended approval of this partipula]~
island. The island at the southeast corner of the existing llouse
also appears to be less than 9 feet in width, but the P.R.C.voted
to approve this island as well, because of the amount of
landscaping and green area existing and being proposed on thE~ site.
When making a revisedp1an, show the radius of the new driveway.
Maintain the 8 foot minimum setback from Munson at the northeast
side of the new drive.
SUBMIT 10 COPIES OF REVISED SITE PLAN TO THE PLANNING DIVISION
BEFORE NOON ON MARCH 31, 1989 TO BE INCLUDED ON THEP&Z AGENDA
MEETING ON APRIL 6, 1989.
*Any changes to an approved site plan must be cleared throug]b. the
Planning Division.

Enclosed are (10) revised site plans for the ZTA house
addition. As requested, the followi.ng revisions have been
made:
1. Indiv'idual ,floor areas have been added to the plan
indicating th~tthe existing building plus the addition
will not exceed the maximum 15,000 sf per floor for an
up-sprinkled building . Add.itionally , Mr. Perry said that
because the existing building was built prior to
implementat,ionof the Cities requirement for sprinklers
in al13 story buildin,g, we will not be requ~red to a'dd a
s pr ink ler sy g,tem.
2. The bicycle rack has been relocated to avoid conflict
with the electric panel.
3. Driveway radii have been labled.
4. The parking lot has been revised.to allow an eight foot
setback at the northeast property corner.
Many thanks to you and the ,review committee for allowing our
- parking lot islands to ,. remain as they are d'rawn. This 'will
allow us to save a n'ice, healthy oak tree loe,ated in the only
availab.le plaeeto add extra spaces.

Enclosed are (10) revised site plans that include the
dimensions that we discussed by phone, City Utilities, and an
indication ofa four hour separation between our addition and
the existing building. Additionally, Ih.ave enclosed a check
for $78.00 to cover the cost of advertising our application
for special use which is required for all Greek housing
projects.
Although we willh-aveto resolve the specif'icsof the four
hour separation with Building. Inspection, I would like to
proceed with the site plan review.
