DESCRIPTION OF<PROPERTY:I03-105 Boyett St., College Station.
PURPOSE AND PROJECT DESCRIPTION:
Waivers will operate as a tavern, selling. ,beer, wine and soft
drinks to its patro.ns. Waivers shall be located at 103-105
Boyett Street ,i.n the Northgate area of College Station. The
total square, foot<age of the establishment is approximately
3300 square'feet, including storage areas. The property,
along with adjacent properties are included in the Commercial
Northgate Zoning District. The adjacent establishments are
the Campus Theater, which is vacant, and "Gizmos" a small
restaurant and cafe.
Waivers will serve beve.rages. No food will be prepared or
sold on the premises. The management of Waivers proposes to
operate. seven days a week from 4:00p.m. until 1:00 a.m. Live
music will be offered on Thursday, Friday, '..and Saturday. The
music will have a poplrockorientation. The. management anti-
cipates.that the. clientele will consist largely ofA& M stu-
dents due to it.s proximity to campus. The seating capacity
shall be 100 patrons. The occupancy rate has been established
at 225 persons.
Until recently, the property has been operated as a bar and
restaurant known as II. Brazos Landing ". The. previous occupant
also offered live music to its patrons. It is not anticipated
that the operation<of Waivers will alter the, character of the
vicinity. Parkingis<proVided in back for Waivers employees.
A 64 space parking lot'is located approximately 1/2 block be-
hind the property. Additional parking is. located on Boyett
Street and University Avenue.

scapetype landscaping efforts to be included along the front of
the building, while maintaining a5 foot clear pedestrian
walkway.

change in uses being proposed,and, because of the special na~ture
of the entire area, the handicapped parking reqUirement will be
waived. If the" applicant wants .to designate a space in thE~ rear
of the building, coordinate dimension and location requirenlellts
with the Building division.
