Mr. Callaway expanded his explanation by po-intro out that in 19 ~ 84, the P8~ considered aY1d recommended denial of a request fora Orton of this l F and to be rezoned: from R-1 to C-l. The configuration of the subject tract at-that time was long and hallow, and the denial was made because of the shallow de th and the land P use non-compliance. (Land -Use Plan reflected the area as` A-P . } Following that request the intens~.ve stud~r be~'an c~ith the results being a recommendation fore.. that area to be M-Y, and the Council acted on that recommendation by approve it and g amending the Land Use Plan to reflect the area as industrial. Following the background update., Mr. Callawa referred the Go ' Y ~nnissloners to the next agenda item covering `a preliminary plat for the tract of land which is t ' he subject of this item. He pointed out that: staff has identified several ' items concerning this request., and they are as follows: -~1}The request complies with the land use plan amendment to .the extent Ghat C-2 allows industrial uses as we l as commercial uses ~2}The request provides adequate depth and area for commercial or industrial development based on development policies; and, ~3}The requested zonin ~vill eat create conflicts with an`. current or g Y planned land uses... in .this area.- Mr. Michel asked if staff had received any in cries from area . ,q landowners and Mr. Callaway replied that he had received inquiries only from re resentative P (s} of the i~indwood subdivision, with no opinions ex ressed P The public hearing was opened... Deborah Leslie of Munici fo pal Development Group came rward and explained the reasons for requestin~'C-2 rather than the recommended M-1 as implied by ;the designated "Industrial" develo menu include P don the ..amended. Land Use Flan. Mr. Dresser asked if the uses proposed for this ro ert are M-1 P P Y in nature.. Ms. Leslie replied that the wo which have been identified to-date. are. She 1' fisted Lone Star Gas and U.P.S. as the proposed users of 2 of the 4 tracts'.
