SUBJECT: Parking LotjSite Plan Review - Addition to site of
Diamond Shamrock Filling Station, 501 Texas Avenue (88-414)
The P.R.C..met on October 19,1988 to review the subject
proposal, and approves the plan with the following
conditions*:

If requested variances are granted by the Zoning Board of
Adjustment, 4 hour fire walls will be .required on several
sides of the building because of the location. Coordinate
with the Building Division.

location of service to the new facility.

Landfill Superintendent Jim Smith informed the applicant(s)
therecould be damage to the proposed asphalt surfac.e in. the
area of the dumpster,andconsideration might be given to
providing a 10' x 15' conicrete pad for the dumpster at the .same
grade as the remaining d.riving surface of the · lot.

City Engineer Pullen sitatedthatthis site is exisitingand is
too sm;all to apply the, City's driveway policy. Ap.proval of
the, driveways is grant!ed due to existing condi tionis.
This si tewi II require: a Development Permit. Erosion control
plans must beprovidedi with construction drawings iand approved
prior to issuance of tihe Bui Iding Permi t.

Electric service to th!is site comes from a . line on Poplar
Street via overhead se:rvice. There are major concerns which
must be addressed rega:rding maintaining th.erequired clearance
between the overhead tJjtility l.ines and thisproposied building.
These con.cerns include: the existing .locationofa 'utility pole
as !well as the existinig overhead lines,andtheapiplicant
should be aware that ainy revisions which might be!required
wil!l be done at the coist of the. developer. Furnis!h electric
load data requirements: and coordinate location of ire qui red
ser~vice with the Elect;ric Superintendent, Ray Ha\'ens.

Fire Marshal Harry Davis stated the location of the fire
hydrant on Poplar Street will provide adequate service to this
fac;ili tyonly if the private drive east of, and adjacent to
this tract remains ope1n for access for emergency vehicles.
PLANNING DIVISION
The proposed crape myrtle in the landscaped area at the corner
of Texas Avenue & University Drive must be moved to stay out
of the sight distance triangle. Choose a species of juniper
which grows no taller than 24".
There are variance requests pending which must be granted
prior to approval of this proposal.

The interior dimensions in areas of this proposal appear to be
rather tight, but possibly workable.
SUBMIT 10 COPIES OF THE REVISED SITE PLAN TO THE PLANNING
DIVISION BY 5 p.m. ON THURSDAY, OCTOBER 27, 1988 TO BE
INCLUDED ON THE AGENDA OF THE ZONING BOARD OF ADJUSTMENT THE
FOLLOWING WEEK.
