Shirley Volk, Planning Technician FROM: SUBJECT: Final Plat - Pelican's Point Cove - 11.76 acres (11 Resubdivision Plat of 10.54 acre Reserve Tract 1, Nantucket Phase One and an unplatted portion of a 595.83 acre tract in the S.W.Robertson League & S.D.SmithLeague (88-206) [all in the ETJ] A Presubmission Conference was held on this date to reVie\Al the subject plat, and staff recolnmends approval with the following conditions*: 1. The applicant should be aware that recently the Health Department has made a ruling that if there is any sanitary sewer "in the area" septic systems will not be allowed. The City does not know the exact meaning of "in the area", but if sanitary sewer service is required for these lots, perhaps easements should be included between the lots. 2. Indicate the ground elevation (flowage level) of the lots in addition to the finished floor elevation. A note on the paper copy of the plat which indicates the lake level at flood stage will fulfill this request because City regulations do not require that information tobe shown on the filed plat. SUBMIT A FILM POSITIVE AND 10 COPIES OF THE REVISED PLAT BY NOON ON FRIDAY, JULY.29, 1988 TO BE INCLUDED ON THE AGENDA FOR THE P&Z COMMI'SSION MEETING ON AUGUST 2, 1988. *Any changes to an approved plat must be cleared through the Planning Division.
