A Presubmission Conference was he.ldon March 23, 1988 to re1J'iew the
subject plat, and staff recommends approval ofthisp1at as
propos.ed with. .t.he following condit ions*:
1. City. Engineer Pullen stated that water and access are
available for the cODlmercially zoned lots, hut accesswi1l be
restricted to Holleman Drive, with no access from this
subdivision to Richards Street, which isa residential street in
a developed residential neighborhood.
2. . CityEnglneerPullenstatedthatsani tary sewer service can
be provided to Lot I i ffa) the developer extends the exis t iIJlg sewer
line .8crossLot 2 to serve Lot 1; or (b)thedeve1oper can
investigate. ,the possibility of extending the sewer line from Lot
lto flow into the existing line along Richards Street. If (a)
is chosen, construction documents must be approved and a letter
of guarantee submitted; if (b). is chosen, a Dote regarding the
finished floor elevation o.f buildings as specified by the Ci.ty
Engineer' sofficeon. LotI must be included.

4. GTE stated that there are telephone lines ,slong Richard~3
street, so these>lots.will.be served from that existing line.
5. Director of Planning Callaway advised that the plat include a
note referring to the 60 foot building setback line and the
visual screening line as being requirements, ,of a sp'ecific!zoning
ordinance, the number of which would be supplied followinig the
meeting.

lots 19 through 26 and part of lot 27 of the Richards Addition
and a 6.34 acre tract. (88-202)
ITEM SUMMARY:
A proposedreplat consolidating seven lots in the Richards
Addition and an adjacent 6..34 acre tract. This plat meets one of
the conditions imposed by Council when these. lots were rezoned to
C-1in 1984. Consideration of this plat requires a public
hearing (in accordance with State statutes).
