1, (~} `YSeveral .things have changed in this area since the subject property was zoned
R-2. The wellborn Road-Holleran intersection is now a 4~way controlled inter-
section. The property. on the northeast and southeast side has been rezoned C-1.
(~) because of a decreased de~and for re idental in recent years, and the .:general
condition of-the area, the subject property will probably not be conducive to
residential development for many years if at a 1,
2. (A) The Land Use Plan ~Iap indicates thin property as low density residential, how-
ever the. Plan 2000 Comprehensive-Plan indicates `his area a.s suitable for
commercial levelopment (pages 33101}1
3. (A} The Comprehensive Plan calls for commercial develop~ents to be located at the
intersection of thoroughftires adequate to handle the traffic generated, we feel
this requrer~ent is we11 satisfied at .this location,
(B) The subject property does fu~lfllthe 400 foot depth for commercial zoning
according to city commercial zo~.ing policy,
