,entering, 'traverf31ngand' exiting' the site. A condition of'
approval is thatthed1."~inage is to be directed onto Highway 30
and<notonto.Marcy.La.ne.'The G.onstruction plans do not indicate
6" raised curb as was:another condition of paz approval. The
plans should includeiridication of the location of raised curb
and a detail of its GOIlstruction. There'is no indicat ion of wha t
material is to be used in the surfacing oJ the parking
area. ..... Paving materials .' and . construction det ai Is should be
specified in the construction plans.

Another item that is not necessarily a part of the construction
plans, bulis requiredpJ:'ior to issuance of abuilding permit is
a drainagereport<pr'epared bya Registered Engineer. This item
was referenced in theP.R.C. memo dated September 16, 1987. The
minimum information required consists of: fa) a map of the
surround fng and exist fng drainage area. Ifwa ter is to be
accepted ordiverted'from or toadjacentpropert i es thes e must be
accounted for; CbJrunoffcalculat/ions includingallassurnpt ions
such as runoff coefficients, ra i n f all i ntensi ty, design
frequt3,llcy. ~tc.; tc] methods_of evaluation; Cd) a statement
regarding the impact of this development on surrounding

SUBJECT: Conditional Use Permit - Post Oak Cllristian Center to
be located on Lot 24 Block I Harvey 'Hillsides Addition
subdivision (at the southeast corner of Marcy Lane &
SH30 (87-708)
The P.R.C. met on this date to review the subject proposal and
voted unanimollsly to recommend approval of the project as
proposed with the following conditions*:
1. Continue to coordinate all building code requirements with
the Building Official, Coy Perry.
2. Coordinate electrical requirements and furnish electric load
data ,information to Ray Havens, Electrical SuperintendeJnt.
Any required voltage requirements can be met at this
location. Existing service is on Highway 30 side. If
service is desired from ano.ther location, an easement will be
required. If underground service is required, furnish a
letter to Electrical Department.
3. City Engineer 'Pullen indicated he has no problems with this
proposal. P.R.C. Drainage Statement was provided; compliance
is required. The Engineering Divisio.n and the Public
Services Division will determine if an additional stormwater
ditch along the east side of Marcy Lane will be require,d.
Coordinate with those City divisions.
4. GTE representative indicated she has no problems with this
proposal; coordinate requirements with Laverne Dube of GTE.
The applicant is responsible for providing conduit from

the building to a telephone box along Marcy Lane for service.
5. Coordinate trash collection requirements with Alfred Miller
or Tino Oconoof the Public Services Department.
6. The sign as proposed is<acceptable. Planning and ZOlling
Commission wi llconsi.derthe sign in the pub 1 ichearing on
October 1.
7. Building Official Perry and Fire Marshal Harry Davis have
both requested that the location of the fire hydrant be shown
on the site plan.
8. Zoning Official Kee reported that the dimensions of the lot
are differellt on the plat than those shown on the site plan.
TIle applicant stated, that the dimensions on the site plan are
those which are sllown on the deed to the property.
9. Coordinate landscaping requirements with Assistant Zonirlg
Official Kim Johnson. The total point requirements for this
project are based on site size and there will be 945 points
required, 473 of which must be in canopy trees.
SUBMIT 10 COPIES OF REVISED SITE PLANS TO PLANNING DEPARTMENT BY
NOON ON SEPTEMBER 25 TO BE INCLUDED IN PACKETS FOR P&Z MEETING OF
OCTOBER 1, 1987.
*Any changes to an approved site plan must be cleared through the
Planning Division.
