SUBJECT: Conditional Use Permit- Alpha Chi Omega Sorority to be
located on Block I Greek Village Phase II (1503 Olympia
Way) (87-704)
The P.R.C. only has the authority to approve site pl~ns if all
ordinance requirements are met. The P.R.C. met on this date to
review the abovementioned project, and recommends approval of
the p-roposal wi th the following condit ions*:
(1) The sidewalk must be set at least 2 feet off the back of the
curb to allow for maintenance.
(2) There are existing drainage problems across Olympia Way and
University Oaks from this tract. Plan some type of on-site
detention which meters runoff at a rate that will not increase
runoff rate. Make the pre-development runoff and the post-
de.velopment runoff equal. DO NOT INCREASE THE ALREADY EXISTING
PROBLEM IN THIS AREA. Compliance with theP.R.C. Drainage
Statement which was provided is required.
(3) Coordinate natural gas requirements with Joe Merka of Lone
Star Gas. A gas line extension will be necessary to serve this
lot.
(4) One 6 cubic yard dumpster was suggested for this project

which will be serving approximately 40 tenants. Show the
dimensions of the dumpster pad. Pad m-ust be at same elevation as
driving surface.
(5) The water line is across the street and the sewer line is on
the same side of the st.reet as this project (reverse information
on the site plan). The fire hydrant is on this corner; show
eX.8ct location.
(6) There is an existing utility pole somewh~re in parking space
numbered 38. Show that pole and protect bothlthat pole and the
one which is shown in the middle of the drive~ay in.alandscaped
island. Coordinate the location and the widt~ of the!driveway
with Mark Smith in.the Engineering DepartmeI1t~ It iSi~ossible
that the width of the driveway. might be decreased to h:~lp provide
an island to protect the existing utility pole.
(7) Show the location of telephone service to this building.
Service must be located wi thin.! 20 feet of power. eoordinate
requirements with Laverne Dubeof GTE. ' i
(8) Provide electric load data, voltage requirements and type of
service preferred to Ray Havens in the Electric Department.
(9) Show location of proposed hose bibs on site plan. Hose bibs
must be located within 150 feet of all landsc~ping.
(10) Show the 8 foot setback dimension along all rights-of-way.
(11) A screen fence will be required along University qaks to
comply with the agreement reached at the timeithe use permit for
the subdivision was granted.

(12) The Fire Marshal has indicated he sees nd problems.

(13) The Bui Iding Department indi.cated it sees no prob lems.

for Brazos County. Projects thus desl gnedand approvkd shall be constructed
to comply with the approved plans and specifications.1 All drainage facilities
which will become public property upon completion musf have plans,specifications,

Dear Mr. Pullen:
Attached herwith is the Drainage Evaluation Report prepared by
Degelman EOngineering Group, lne. as requested by you in your letter
dated 3 February 1988.
We appreciate your concern in regards to the oslope of the
drivevlays, and as architects, we are acutely aware of the less
thandesireable slope differential. However, due to the water
retention requirements of College Station, this became the only
viable solution.tothe problem.
The potential depth of v7ater in the drives and parking area is
6", not 18" as youcitee You will notice on the site plan the
highest elevation of thet1;vo entry drives is 99.0 and the lowest
elevation at the inlet droains is. 98.5.

RE: Fence completion at Alpha Chi Omega project
The sorority girls are~lanning to move into the house on
Saturday August 13. We anticipaterequestirlg the Certificate
of Occupancy for the project on Friday August 12. The only
item which may be incomplete is "the screen fence as" shown on
the site plan. We respectfully request that we are allowed
an . additional ten day period in order to fillish this fence.
I understand that in the event that the fence is
incomplete at the end of ten days, the terms of the
Certificate of Occupation will have been violated and
Certified Properties, Inc. and.Al~ha Chi Omega will be
subject to prosecution in Municip'al Court.
