Request: Reconsideration of a site plan for a church and

Staff Comments:
A use permit was granted by theP&Z July'16, 1987. The site plan
presented at tha.t meeting was tab.1ed. Since then the applicant
has met wi th neighboring property owners and rievised the site
plan. The following. changes were made:
1. The educational building has been reduced to 20,000 square
feet and wi11not be used by Brazos Christian School.
2. The gymnasium has been deleted.
3. Parking spaces suppl ied on si:te have increased from 252 to
260.
4. The setback to the parking area along the rear property line
has been increased to 20 feet andjlandscaping has been added in
this area as well as along thenojrth property line.
5. The dumpster has been relocat:ed from the rear of tile project
to the north side.
This P.R.C. reviewed the 'plan on October 28, 1987 and recommends
approval as per the report.

Staff Comments:
Conditional use permits are granted by the Commission,
subject to appropriate condi tionsand s.afeguards, when the
Commission finds:
A. That the proposed use meets all the mlnlmum standards
established in the Zoning Ordinance for this type of
use;
B. That the proposed ,use is in harmony ,with the purpose and
intent of the zoning ordinance and t:he plan for physical
development of the district as embodied in the
comprehensive plan for the development of the City;
C. That the proposed use will not be detrimental to the
health, welfare, and safety of the surrounding
neighborhood or its occupants, nor be substantially or
permaIlently injurious to neighboring property.

This project was reviewed by the P.R.C. on July 1, 1987. The
P.R.C~ recommended approval of the project with conditions (see
attached report).
