We appreciate your cooperation in working with us on review and
approval of all aspects of our Regency Village project. The
assis,lance of the City I s Planning, Engineering and Building

SUBJECT: Revised Site Plan for Regency Village, a personal care
facility tobe located on a 7.825 acre tract between
and fronting on Dominik and University Oaks,
approximately 500 feet east of Kyle South (87-423)
The P.R.C. only has the authority to approve site plans if all
ordinance requirements are met. The P.R.C. met on this date to
review the subject revised proposal and approved the proposal
with the following conditions*=
1. Electrical Superintendent Havens clarified verbally the number of meters and the
type of service required. He informed the applicant th.at }le should submit a letter
requesting underground service, and furnish electric load data requirements as soon
as possible to expedite service to the proje9t when required. He also advised the
applicant to contact his office to coordinate relocation, if necessary, of guy wires
currently on this property.
2. Mr. Oconof the Public Services Department advised that the locatioI} of the self-
contained, sealed compactor is acceptable, and for the applicant to coordinate
specific requirements with either Mr. Alfred Miller or him.
3. Bill Riley of the Water & Sewer Department stated he has seen construction
documellts for this proposal, and he has no problems wi th them.
4. Building Official Coy Perry indicated he has no probl~ms with the proposed site
plan.
5. City Engineer David Pullen stated the water and sewer. drawings have been approved
for this project, the,stormwater modification on University Oaks has been approved,
and advised the applicant to check the location of the existing sidewalks along
University Oaks so the proposed side~yalks will be in line with them.
6. Assistant Fire Marshal Bland Ellen stated that according to the Fire Code, fire
lanes of the length being proposed from University Oaks Boulevard must either begin
and end on a City street, or have an 80 foot turnaround at the end to accommodate
emergency vehicles. He pointed out that the proposed site plan does not meet those
requirements and he is unable to approve them as shown. l1dditionally, he stated the
Fire Department has questions regarding the proposed ttcrashgatestt shown on the plan,
and advised the applicant to closely coordinate plans with his department. He also
stated that Fire Department water connections can be located in. landscaped islands,
or an area otherwise not shown as a parking space.
7. Kean Register of LOIle Star Gas Co. indicated he has no problems with this
proposal, but advised the applicant to closely coordinate requirements with this
company.
8. Planning Assistant Kim Johnson indicated she has no problems with the proposed
landscaping plans.
9. P&Z Representative Doug Moore stated he has no problems with the plans.
10. Director of Planning Jim Callaway and Senior Planner .:fane Kee stated that this
proposed site plan needs two (2) more parking spaces to m~et minimum ordinance
requiremeIlts. They also pointed out that some of the isl~nds are of questionable
size and that ordinance requires interior islands must bera minimum of 180 square
feet in area.
11. Laverne Dube of GTE advised that she has problems with the plans as submitted,
primarily because telephone service plans to the building:have not beell included.
Please make an appointment with her to address all problems noted prior to continuing
with any plans.
SUBMIT 10 COPIES OF REVISED SITE PLANS. TO THE PL.ANNING DEPARTMENT
FOR APPROVAL PRIOR TO CONTINUING WITH STEP II OF THE BUILDING
PERMIT PROCESS WHICH IS INCLUDED WITH THIS REPORT.
*Any changes to an approved site plan must be cleared through the
Planning Division.

Dear Mark:
Bury & Pittman, Inc. has been ,retained byE. M. Sykes Co. of
Austin to prepare the site gradingplana.ssoci ted with the
Regency Village project in College station. A apart of that
project,we.have:teViewedtheDrainageAnalysi and Report, for
Regency Village prepared in November 1985 by King Engineering
and Surveying of Bryan.
Based upon this repiort, approval of, the site p
upon one of two approaches: ,on-site detention
water run....off; ,or improvements to a curb inlet
University Oaks Blvd., approximately 800 feet
project. The owner chose the inlet improvemen
