The P. R .,C.onlyhastheauthor i ty'to approve s1 te plans if all
ordinance requirements are met. TheP.R.C.met 0 this date to
review the subject proposal and approved the prop sal with the
followingconditions*:
1. The Electrical Departments requires an additional 5 fe. t to the existing 15 foot
easement along the southern property line. The applicant .ndicated the additional
width.should also be outside the Circle K property line,as is the existing 15 foot
easement. The Electrical Department indicated there was n problem with that, but
exact location should be worked out with the adjacent land wner,and then the
requirements for the facility should beworkedoutwithRa Havens of. that
department.
2. Fire Marshall Davis indicated he has no problems with t eproposedsite plan.
3. City Engineer Pullen stated that a> 12" water line must eextended along the
property linefrontingF.M.2818. The.applicant andthesel er should work out the
details, and coordinate with the Engineering Division and ater&Sewer Department.
4. Mr. Pullen also recommended that the access from Longmi e Drive be moved toward
the southern pr()pertylinetobetter..a~commodatetheshare access along that
location.
5. Drainage is-being coordinated with Area Progress Corpor tion,.theowner of
adjacent properties.
6. The Service Road along F.M. 2818 must be constructed.. to State HighwayD~partment
Standards, with inspection to be handled by. the City of College Station.
7. GTE requires conduit to be stubbed out from thebuildi g to the utility easement.
Coordinate. with Laverne Dube.
8. Coordinate electric service requirements with the Electric.Department. Furnish
load data requirements as soon as possible to expedite ser ice when nequired. Submit
a letter requesting underground, service if desired. Coordinate the location of the
transformer between the private parties.

District guidelines applicable to the design, construction,
maintenance of additional frontage roads (1.reas follows:
1. No agreements cC,lnbe made with private individuals or. cleVelopers
for permission to build a frontage. road on State right of\vay.
2. Detailed consttuctionplansforproposed frontage roads snaIl be
submitted to the .DepartmentofHighwaysforrevietv and approval. Per-
mission in the form of apennit can<be granted to the ityfor con-
structionof a frontage road at the reqllestof theCit. The City can
in turn, contract with a third party for construction f the frontage
road.
3. Any lighting of the frontage road will be the res onsibility of
the City.
4. Any signing and pavement marking required by fro.n age road traffic
along the frontage road will be the r~sponsibility of he State.

after a joint final inspection acceptance by both the ..ity and the State.
A drive. parallel to the right of way which 'will provide ser'ice or access to a
single business or location, ~.;ill be considered as an access drive and ~dll be
handled by the City. The State shall have the right to revie\v such permits
prior to approval to insure that they meet frontage road standards.
