SUBJECT: Parking Lot Plan - Apothecary Plus to be located. on
Lot IB.lock2l Southwood Valley IV-A at the southwest corner of
Longmire andPonderosa. (87~413)
The/P.R.C. only llas.the authorit.y t.oapprove s~te plans if all
ordinance requirements are met. TheP.R.C.met on this date to
review the subject project, and recommends app:roval of the
proposal with the following conditions*:
(1) The Assistant City Engineer made the following statements:
This project is located at the interlSection of 2 urban
collector streets. The proposeddri veway o.n Libngmire Drive is
located. too close to the intersection, and. sin'!ce there is not
ample frontage along Longmire to movei t an ad]~quate distance
from the intersection, access to this lot will:] belimi ted to I
driveway only; that being located as proposed from Ponderosa.
Compliance with theP. R. C. drainage j:statementwhich was
given to the applicant is required. The requiired si te grading
and drainage plan must b.e approved by the Engipeering division
prior to issuance of the Building Permit.
(2) Water & Sewer Distribution Supervisor indlicated prior to the
meeting that he had no prob lems wi th this planl. Coordinate

(3) The Fire Marshal .ma'de the following stateIqents:
A.firehydrant must .be 1o.cated within 300 feet of all
parts of the building. Include a note on the l1evised plans which

(6) Coordinate natural gas requirements with I~ane Wetherbee of
Lone Star Gas Company.
(7) The Zoning Official listed the following ~'equirements:

rights-of-way.
Show'the existing 10 foot utility ea~ement which has
been plattedacrosst,his lot.
(8) The Assistant Zoning Official suggested rerlocation of 1 tree
from the large island/setback ,area alongPonde~osa to tIle
landscaped area to t.he west of the drivewayforr better dispersal.
SUBMIT 10 COPIES OF. \ REVISED PLANS TO THE PLANNING DEPARTMENT
PRIOR TO CONTINUING WITH STEP II OF THE BUILDII\1G PERMIT PROCESS.
*Any changes to .an approved site plan ,must be cleared through the
Planning Department.
