SUBJECT: Parking Lot Plan - Expansion to Agg+eland Flower & Gift'
Shoppe located at 209 W. University (Lot I Block 8 Boyett
Subdivision) in a C-NG zoning district (87-41 )
The P.R.C. only has the authority to approve site plans if all
ordinance requirements are met. The P.R.C. met on this date to
review the above mentioned project, and recom ends approval of
the proposal with the following conditions*:
(1) The required 10 f09t front setback is met or a variance is
granted by the Z.B.A. The next deadline date for filing an
application for a variance is, a-t noon on July 31st. Coordinate
with the Zoning Official. Vp.~/~,..,eE ~J.N-rr'b
(2) Indicate the square footage of the existing building and the
proposed building on the site plan.
(3) It was agreed by the P.R.C. that if the future' use of either
the existing building or the new expansion remains retail in
nature,the intensity impact will not adversely affect the area.
Any changes in use will require additional review.
(4) Show the parking spaces on the site plan. Parking spaces
must be stripped on the pavement prior to issuance of Certificate
of Occupancy. Circulation aisles without parking along the side

can be a m1,D1mum of 20 feet in width; 23 foot aisles are required
if head-in parkitlg is planned. It appears fr.m the site plan
reviewed that there can be 2 head-in spaces b hind the building,
possibly 2 pa,rallel spaces along the side of :hebuilding(if
the 20 foot circulation aisle can be maintain ,d), and some
parallel spaces on the rear of the property.
(5) Access as proposed from University Drive w'ithexiti,ng to
Patricia is acceptable. Applicant reported e,isting chain across
drive to Patricia will be removed. No additi nalcurb cuts will
be allowed.
(6) The grading plan as shown on the site plln being reviewed is
adequate; if any pavin.g improvements are made I .anadditional
grading plan will be required.
(7) The Bui lding Department sug,ges ted a 2 ho lr rated fi re wall
be used for ,tenant separation. Whatever type firewall is
required, it will have to be extended to the lew roof before the
building is occupied. Coordinate with the BuLldingDepartment.
(8) Show the dumpster location. Minimum reqlirement is one 3-
cubic yard dumpster to serve both buildings. Keep a 12' x 12'
clear s'pacefor the dumpster pad. Pad must b~ at same elevation
~s driving surface.
(9) Coordinate any water andsewerneedswitlBill Riley in the
Water & Sewer Department.
(IO) Coordinate electrical requirements with Ray Havens in the
Electrical Department. If 2 meters are requir-edthe buildings
must be separated by approved, fire walls. Furnish electric load
data requirements. The only voltage available is 120/240 single
phase and 120/240 3-phase in this location.
(11) The location of the existing street light may cause a
problem. Utility lines cannot run over the tDP of buildings and
will probably have to be re-routed or removed. Coordinate with
Ray Havens in the Electrical Department.
(12) Both GTE and Lone star Gas have indicated there should be
no problems encountered in providing service to this facility.
(13) Show the distance to the nearest fire hydrant. A fire
hydrant must be located within 300 feet of all parts of any
building as the hose lay. It was suggested that the applicant
contact Don Ganter, the owner of the theater building regarding
the possibility of coordinating installation of a Ilew hydrant to
provide required coverage.
(14) Show any existing or proposed landscapin,g on the revised plan.

(15) The app1 icant was informed. that when th State Highway
Department completes the widening project of '.M.60, the existing
parkingonUniver~ity Drive will most1ikelyeeliminated.
SUBMIT 10 COPIES OF REVISED PLANS, TO THE PLAN ING DEPARTMENT
PRIOR TO CONTINUING WITH STEP II OF THE BUILD :NG PERMIT PROCESS.
*Any cha.nges to an approved site plan must be cleared through the
Planning Department.
