ShirleyVolk, Planning Technician SUBJECT: Parking Lot Plan --Greenleaf Hospital - 87-404 Private Psychiatric Hospital located on the south side of Greens Prairie Road, approximately 1200 feet east of S.H.6 The P.R.C. met on April 1, 1987 to review the above mentioned project and approved this project with the following conditions*: 1. Include details of drive entrances (pavement section, curb & gutter treatment) on plans which accompany Building Permit application. If culvert is included, use Standard Highway Departnlent 'details. 2. A permit from the Engineering Department is required if a freestanding sign is located in an easement. 3. Initially, one 6 cubic yard dumpster is required .for this facility. Remove the ~ 6ft raised portion of the dumpster pad; pad must be on-grade with driving surface. Inside dimensions of dumpster pad must be a minimwn of 12' x 20'. 4. GTE requires electrical service to be located within 20 feet of the location of telephone service in the building. DeveloperwiII be required to provide conduit from Marsh Street toteIephoneequipmenttermination point.. 5. Change the note on the plans which reflect that "Houston Power & LightU will set utility pole. Coordinate the location and size of public utility easements with the Developer of the subdivision and the City. In all probability,aIO foot (minimum) P.R.C. 87-404 4-1-87 page 2 public utility easement will be required on this property running parallel to Marsh. 6. An all weather driving surface must be in place prior to placement of any combustible materials on this site. 7. Plans show that an overhead transformer with underground electrical service to tllis building is proposed. It was suggested that perhaps 'a better design might include a pad mounted transformer near the building. Whatever service is chosen, the Developer must pay the cost differential between what overhead service would cost and what underground costs. It was also indicated that it would be of help to the City if the developer would forward utility information from other similar facilities currently in use. 8. Coordinate any natural gas requirements with Terran Sanchez of Lone Star Gas. -49. Designate all driveways which are a minimum of 23 feet in width as Fire Lanes. Fire Marshal has indicated no other problems with plans to date. 10.Prior to applying for Building Permit,provide Plans and Profiles of the water line on-site to the Water & Sewer Department and the Engineering Department. On- site, interior water lines, including those to fire hydrants and sprinkler systems must be covered by easements. Those easements must be filed with the City prior to final inspections and Certificate of Occupancy. 11. There is an easement shown along Greens Prairie Road. Please reflect this as a "public utility easementtt on plans. 12. Include additional information on the proposed sign which includes an elevation, height, area and setback from 'back of curb and property line. 13. Correct math on landscape legend. Suggest applicant locate additional canopy trees on the site plan to cover required points. Approximately 33 trees, unprotected and 2ft caliper would fulfill requirements. If protected trees are planned, show details of barricade to be used. PLEASE NOTE: Parking requirements fora facility of this type must be dete~minedby the Planning and Zoning Commission. Consideration of that requirement for this facility will be included on the Agenda for the Planning and Zoning Comm1ssion meeting at 7:00 P.M. on April 16,1987.
