Dear Sir:
This letter is a request for extension. of the Conditional Use Permit
granted to Tenneco Oil Company fora filling station site in the C-3
Zoning District. The site is at the intersection of Texas Avenue and
State Highway 6 By-Pass.
Tenneco Oil Co. would like to request that this permit be extended for
the first six (6) month option granted in the permit. This option is
to take effect when the original Conditional Use Permit expires on
November 2, 1985.

Re:Request for extension of Use Permit
Dear Jane:
This letter is a request for an extension of the Condi-
tional Use Permit granted to Tenneco Oil Company for a
filling station site in the C-3Zoning District. The
site is at the intersection of Texas Avenue and State
Highway 6 Bypass.
Tenneco Oil Company would like to request that this per-
mit be extended for the second and final six month option
granted in the permit. This option is to take effect when
the first extension to the original Conditional Use Permit
expires May 2, 1986.
Unforseen delays in construction have been created by the
difficulty in obtaining sewer and water easements from
adjacent landowners. This process is nearing completion
and construction is tentatively scheduled to begin March 1,
1986i The project would then be approximately seventy per-
cent complete by May 2, 1986, necessitating the extension
to the Use Permit.
Your understanding and patience in this matter are appre-
ciated.

(4) The detention pond may not function as required at the location
shown. Assistant..CityEngineer Mark Smith suggested that the pond
be separated from the bar ditch. I fthis separat ion is not done,
show what affect the detention pond will have on runoff from this
site; include flow from ail upstream. Furnish this information to
the Engineering Department. Engineering Department will have final
approval of location and type of detention.
(5) Change the tf l,aid down curb"to regular 6" raised curbing wi th
cuts included to facilitatedrainage~ A 6" raise'd curb is required
around all edges of all parts of all paved areas without exception.
(To include islands, planting areas, access ways, dumpster
locations, utility pads, etc.) Curb detail to be approved by the
City Engineer. No exceptions will be made for areas indicated on
site planas "reserved for futureparking.tt
(6) City Engineer Pullen and Mr. Cruse have reached an agreement
that the accessdri ve into thisproje'ct . should be moved an
additional 10 feet into the property (away from Texas Avenue).
(7) Only 1 freestanding sign is allowed for Lots 1&2Block A and
Lots 1& 2 Block 'Bofthe, Haney Highway 6 plat . This project is
located on Lot lBlock A. If the allowable free'standing sign is
located on this lot, no other freestanding signwillbeallowedon
Lot 2 Block A or on Lots 1& 2 Block B of this subdivision. Confer
with Zoning Official Keeregarding exac.t regulatcions.
(8) Dumpster location as shown is acceptable.
(9) Indicate location of hose bib. If irrigation system is being
used, please so indicate.on>siteplan.
(10) A total of 787 landscaping points can be. allowed for canopy
trees on th~sHsite. Show exactly which trees will be protected. and
counted for points. Show details of. typical barricades which will
be used prior to beginning work on thtsland. 'Ordinancerequires
all disturbed areas inright~-of-way,swalesand setbacks shall be
covered'withgroundcover (so~,:hydromulch, etc.). Assistant Zoning
Offi.cial Johnson suggests dwarf juniper (or other acceptable
species) rather than the dwarf pittosporum which has been shown.
Coordinat~landscapingwith Mrs. Johnson.
(13) Show the location of thebandicap ramp on the site plan; also
~how location of handicap parking spaces.
*Any changes to ana'pprovedsite plan must be cleared through the
offic.eaf 'the Director of Planning. Should substantial changes be
proposed, approval will be required by the Planning & Zoning
Commission.
