Area Zoning: North: East: South: West: C-l R-l q-l R-l (across Texas Ave.) Existing Land Use: Subject lot is a vacant lot in a developed commercial section of Southwood Valley. Land Use Plan: Area reflected as commercial on the land use plan. Staff Comments: This replat divides an existing 50' wide commercial lot into two 25' wide lots. This is ill compliance with the minimum lot width of 24' established in the district regulations for this zoning district (C-I). This division will allow the two 25' lots to be "used individually or to be combined with adjacent lots for development as a "building plot". These lots are located within a commercial subdivision served by access easements alon"gthefront and rear of each lot. All affected divisions and agencies have been notified of this proposed plat. No problems have been identified. Staff recommends approval of the plat. I
