SUBJECT: Conditional Use Permit - City of College Station Fire
Station#3tobelocated at the northeast corner of Lot 19,
Sandstone Addition subdivision which,. is on the south side of
Sebef;taRoad,eastoftheS.H.6 Bypass.
TheP.R.C. met on November 12, 1986 to review the above mentioned project and
reconunends appr'ovaloftheprojectwiththe following conditions*:
1.
Showdrainage.information on site plan. (How the water flows, how it exits the
property, and'where.it enters the system). Some stormwater runoff cont.rol will
be required.
Questions arose as to how the drafting pi t will be drained. Ci ty Engine.er Pullen
expressed concern regarding rain'water or other outside water draining into the
Pit and suggesi;edasolid top or. cO\lerfor this pit .
Policy requires 160ft. between centerlines of driveways. This dimensi.on will be
measured from the. centerline of the lesser driveway. to the eastern edf{e of t.he
multi-purposedrivew.aybecausefutur'eexpansions to this .driveway wi~l move thp
centerline in thHtd-irection. .
Furnish electric load dat.a, type of service atld location of service to building
to the Electric Department as soon as possible.. .
Furnish location and type of service to GTE as s<?on as possible.
Submit a sign elevation with revisions tothissi te tllan ,. including dim~nsions of
the sign, the', right'of.~wayofSebest.aRoad'and the act.ualpavement. ~ The lOCAtion
of the sign in the ~aselnent may not be acceptable; final decision to be made by
Ci ty Engineer.

7. The Planning & ,Zoning Commission may impose a fence and/or other screening
requirements between this project and the adjacent developed residential
property.
8. Furnish natural gas requirements to Terran Sanchez of Lone Star Gas Co.
9. Sewer service should be taken at the existing manhole at the northeast corner of
this property.
10. Water service can be taken from any location along ,the front. of this propert.y.
11. All parts of commercial structures must be located within 300 feet of a fire
hydrant. This' facility will be required to have at least one additional fire
hydrant.
SUBMIT 10 COPIES OF REVISED SITE PLAN TO PLANNING DEPARTMENT PRIOR
TO NOON ON NOVEMBER 26TH TO BE INCLUDED ON' P&ZAGENDA DECEMBER 4TH.
*Anychanges to an approved sit.e plan must be cleared through the
Office of the Director of'Planning.
