City Attorney SUBJECT: Conditional Use Permit (site plan) Alpha Gamma Rho Fraternity House located 'on Lot 1 Block 66 Section 28 Southwood Valley near FM2154 & Deacon extension. (86- 701) The P.R.C. met on July 2, 1986 to review the above mentioned site plan, and recommends approval with the following conditions*: (1) Furnish a letter requesting underground electric service if desired. (2) Coordinate electrical requirements with the City & McCord Engineering; furllish electric data and load information as soon. as possible. (3) Likelihood of large power line along rear property line but details from electrical are not firmly set as of this date. (3) Six (6) yard dumpster is recommended by the Assistant Director of Public Services (Bob Epps). (4) P.R.C. Drainage Statement was provided; compliance is required by building permit time. (5) This building as proposed may require a sprinkler system. Check with Harry Davis, Fire Marshall for determination. Th~seitems must be addressed to ena})le our utility personnel to evaluate your project. (2) "City Specs for Curb Cut Details" a note which appears' on your site plan, are nonexisten,tas such. That detail mU.st }:)e. shown for approval. In the case of this project~ I expect the, drive openingS will be constructed at the time the street is built by the developer. (3) The drainage flume you propose at the rear of the project is and will remain your clients' maintenance r'esponsibility. I recommend you extend the toe wall to 31 below the end instead of 1'- 6" as shown and install some energy breaks near the end to reduce erosibn~ Should erosion occur around this flume it will be your clients' responsibility to repair it. (4) On the south end of the parking lot a 304 contour elevation line is shown which is not acknowledged in the construction. (5) I understand the drainage for this pro] ect is bein.g done irl accc)rdancewiththe master subdivision plan for t11is area:. Please have your engineer document this in the form of calculations ahd astaternent of conformance. (6) I suggest you revise the grading plan of the drive in front of the house and discharge the water into the.street, through the driveway or through a flume from the parking area into the street. As > designed, grass and thatch will. grow in the drainage opening creating a small pond and eventually cause pavement subgradefailure. Analterna te sol~,ltion may be to extend a concrete flume well beyond the li,mitsofthe drive 'WhLich will provide a better opportunity for the water to, escape if drainage in the shown direction is required. Pullen, City Engin~ RE: Fraternity Row Subdivision -Alpha Gamma Row Fraternity Bui 1 dingpermi t' In an attempt to clarify some of the confusion surrounding the above subject, I present to you the following: (1) The sub.divisionhas not been final platted but is scheduled for consideration by City Co.uncil NOVe, 13 . (2) The plat will not be filed until all platting requirements are met i.e. letters of guarantee filed, infrast~ucture completed and accepted. (3) Building, plumbing, or electrical permits cannot be issueduntil.the subdivision has been.approved and filed for record. (Section 4, Paragraph4a Subdivision Ordinance No. 690) (4) Sewer is under construction but incomplete at this time. (5) No water has been installed in the subdivision. {6J Streets have been rough graded to subgrade only. (7) Some drainage work has been done in the subdivision. Any structure in any zoning district other than R-1,R-1Aor R-2 must be within 300feetofa fire hydrant as measured along a public street or highway.
