I have reviewed thebuildJng p~rmit application for the
sororitynouse, signed it and returned it to the Building
Department. I have one concern, however, which must be addressed
before too long. The.PlanningandZoningCommission approved a
site/landscape plan for the Conditional Use Permit. It was
included in the building permit plan set. The revised site plan
in thebuildingset{sheetSP-l>I.rev. 12/22/87) shows a different
landscape design which lacksa.le.9~n<laswellas notes specific
to irrigation and groundcovel:'e It alsoa,ppearstobedeficient
in required landscapingpoint$. I need for you to send me a

SUBJECT: Condi tional Use Permit ( site plan) Pi Beta Phi Sorori,ty
House located at the southeast corner of the intersection
of Munson Drive & University Oaks Boulevard (86-700)
The P.R.C.met on-June 18, 1986 to review the above mentioned site
plan, and recommends approval wit~ the following conditions*:
(1) Furnish a letter requesting underground electric service.
(2) Coordinate electrical requirements with the City & McCord
Engineeririg;furnishelectric data and load information as soon as
possible.
(3) Dumpster locations must be approved by the Assistant Director
of Public Services (Bob Epps). Minimum inside dimensions of
dumpster pads is 12ft. x 12 ft.
(4) Check the location and length of the 15 ft. easement along
the southern boundary., It is believed it is incorrectly shown
and should go to the street.
(5) P.R.C. Drainage statement was provided; compliance is required.
(6) A 3 story building as proposed will require a sprinkler
system.
(7) Delete the cur.b' cut closest to the int'ersection of Munsc.n &
University Oaks. One curb" cut off each street will be allo/wecl at
locations indicated by Assistant City Engineer Mark Smith.
(8) Show the distance between the curb cut on this project and
the one into the Sausalito Apartment project.
(7) ~Take precautions to insure that grades between this project
and the adjacent property are met. There is a large grade
difference.
(8) Show the width of curb cuts.
(9) If a canopy is placed over any driving surface, maintain a
minimum 14 foot clearance.
(10) Identyallp1ants/treeson plan; cross reference in table.

Indicate type ofgroun.dcover tobe used. L,ocate hose bibs or
irrigation. systems. Show complete barricade details and notes.
Barricades<must be inplacebefore any site grading begins.

NOON ON JUNE 27TH TO BE'INCLUDED ON P&Z AGENDA JULY 3RD.
*Any changes to an approved site plan must be cleared through the
Office of the Director of Planning.

Subject: Compliance with Commission conditions for Conditional
Use Permit for the Pi Beta Phi Sorority House
Our firm received your memorandum dated June 19, 1986 stating
the conditions of approval. We have adjusted the site plan to
meet all of these requirements, except those conditions which
cannot be met at this stage of the project. These exceptions
are as follows:
Condition #1 A letter requesting undergrqund electric service.

Condition #2 Electrical requirement coordination; electric
data and load information.
Condition#5 - Compliance with P.R.C. Drainage Statement.
The above conditions will be met when the design level of the
Sorority House is sufficient to provide the information required
to meet such conditions. Please advise if further conditions or
