The P.R.C. met on 9-3-86 to review the above mentioned project
and recommends approval with the following conditions*:
(1) Coordinate electrical requirements with the Electrical
Division. Furnish load data to Ray Havens.
(2) Coordinate dumpsterrequirements/location with Bob Epps, the
Assistant Director of Public Services. Tentative approval has
been given to locate the dumpster off-site, adjacent to an
existing dumpster on the apartment project next door. Keep the
dumpster away from. any electric/lltility lines.
(3) Coordinate telephone requirements (GTE) with Laverne Dube.
(4) The curbcut toward the back of the building (farthest from
the intersection) will not be allowed.
(5) Landscaping and points are adequate, but suggestion ma.de by
Assistant Zoning Offic.ial that. the tree located over the sewer
line be relocated to a more acceptable spot.
(6) Parking spaces numbered 16 & 17 appear to .overlap. Redesign
parking layout so that the parking row along University Drive is
not angled.
(7) Freestanding signs are not allowed in C-N Zoning Districts.

The only unattached sign which will be allowed is a fuel price
sign which must meet ordinance requirements.
(8) P.R.C. Dr~inage Statement provided; compliance is required.
(9) D i rector of Pl<ann ing AIMayos tated that al though he is
casting his vote for approval of this plan with the conditions
listed above, it is his opinion that the building being proposed
is too large for,the land,~hat there is not enough room for the
proposed gas pumps and that the site is too busy and has too much
pavement.
*Any changes to an approved site plan must be cleared through the
Planning Department.
