P&Z Representative absent from meeting others attending: Harry Davis, Fire Marshal Bob Epps, Assistant Director of Public Services Kim Johnson, Assistant Zoning Official Jane Kee, Zoning Official Bill Riley, Water & Sewer Department Lavern Dube, GTE Carol Elmore, Assistant City Attorney ShirleyVolk, Planning Technician SUBJECT: Parking Lot Plan - "13th Floor" a non-alcohol serving nightclub to be located ill the existing (former Pi:~za Inn) building at 413 South Texas Avenue The P.R.C. met on this date to consider the above mentioned project and recommends approval with the following conditions*: 1. Assistant Director of Public Services will have to inspect the S1 te to determine the best locat.ion for the required dump~;ter which requires a12' xl2' area. 2. The fire hydrant across Texas Avenue will not count as coverage for this stcucture. 3. Locate specific landscaping on the site plan. Show location of hose bib(s) on the building. Donat plant anything in tIle right-of-way of Texas Avenue. Existing pavement must be excavated for the proposed islands. Dirt in islands must be over dirt, not pavefuent. J 4. The parking requirement for this proj ect is. 50 spaces. O:n1y ten (10) spaces are provided on this site. Applicant states he has an agreement with the adjacent bank which,provides an addi t iona120 spaces to th-is project. When square footage of the bank and the building which housed the Tokyo Steak House are totalled, the parking requirement would be for more spaces than 1 PRe - 86-427 page 2 currently existing, therefore, the bank has no extra spaces to share wi tll this project. Any varianc.e request taken to the Zoning Board of Adjustment would. be for at least 40 parking spaces. Deadline for filing information for the Zoning Board of Adjustment is noon on October 17, 1986. Meeting will be held at 7:00 p.m. on November 4, 1986. SUBMIT 6 COPIES OF REVISED SITE PLANS TO PLANNING DEPARTMENT PRIOR TO CONTINUING WITH STEP II OF THE BUILDING PERMIT PROCESS. *Any changes to an approved site plan must be cleared through the office of the Director of Planning. 2
