3. Premises are not to be used fo'r any unlawful or immoral practice or to so
occupy the premises as to constitute a nuisance.
4. No tenant. can lease, ~ub-lease, loan~ give a~c::ess or make any alterations
to premises ~ithout the owners .written approval. Costs of approved
alterations and/or remodeling will be the responsibility of the tenant.
5.. The cost of any damage or repairs of air conditioning, heating, plumbing,
stoppag~of sewer facilities, or water lines is the full responsibility of
tenant.
6. Tenant agree~ to vacate premises upo~a thirty (30) day written notice
from Ao W. Wortham, if the terms, and conditions of this lease are
violatede
7. To permit Owner or Agent to inspect property, display "For Sale" or "For
Rent" sign, .and.to show property to prospective purchasers or tenants.
8. The tenant will have first right of refusal in the event the property
covered by this lease is offered for. sale.
9. If the premises is abandoned or becornes.vacant during the term of this
,contract, or if the tenant fails to pay rent when due, or violates any
other provision of this contract, or becomes' insolvent or bankrupt, the
.Landloard ! or his Agent shall have the right, without notice or demand, to
immediately annul and terminate this contract, re-ent"er and take
possession of the premises, and shall have the right, immediately upon any
breach of this contract by the tenant, to place a "For Rent" sign on the
premises.
DISCLAIMER;
Tenant will not hold owner responsible for fire, 'the elements or acts of
God, or other causes that are not the fault of the owner. Tenant agrees to
indemnify and hold owner harmless from any and all liabilities for injury to
or death of any persons on or about the property. Tenant will purchase and
present proof of liability and other insurance to cover tenant and owner risks
and liabilities.
