SUBJECT: Parking Lot Pl. an - Addition to Post Oak Square Shopping Center -86-404
(Located on partofa 15.027 acre tract in the Morgan' Rector. League as
described inVolwne525, Page. 613 of the DeedRecords.of Brazos County,
which is owned at this time by Raymond D. Lister, Jr.)
The P.R.C. met on this date to review the above mentioned project, (at which time the
applicant 'srepresentative,DanBoggio,- · furnished information that this lease space
will be llsed for retail uses and not for a restaurant), and. approves with the
following conditions*:
1.. The dumpster can .b.e located.. in the vicinity of the existing dumpster for the
orielltal restaurant in the adjacent building. Any location. chosen must be
coordinated. and approved by the. Electrical.Department and the Assistant Director of
Public Services. .Ifthedumpster is located in an easement, clearance must be
allowed under. the utility lines for emptying the dumpster. Mr. Epps suggested that
perhaps a l2x20 foot pad be poured which. would accommodate additional dwnp~:;ters which
may be required in the future.
2. Show the location of the nearest fire hydrant. A hydrant must be located within
300 feet of all parts of all buildings as/the hose lays.
3. Furnish electrical load data to the Electric Department as soon as possible. If
underground service is required, . furnish a. letter requesting same. The de'~eloper is
responsible for the cost of boring for underground service, as well as the cost
difference between ..overhead .service alld ullderground service.
4. Although the City Engineer did not point out any problems, he reminded the

applicant of the fire wall requirements and the parking spaces for the handicapped,
both of which are covered by the Building Code.
5. HE: Landscaping
a. Include a note regarding use of hose bib or tie-in to existing irrigation
system.
b. Grass or groundcover (indicate choice) is required in the swale.
6. For purposes of signage, this entire shopping center.is considered one building
plot, and no additional freestanding signs will be allowed. Businesses in this
buildirig will be allowed to advertise on the existing shopping center freel:;tanding
sign, or that sign can be replaced with multiple low profile signs. See S~~ction 12
of Ordinance 1638, the Zoning Ordinance.
7. The site plan as presented and reviewed at this'meeting is inadequate to be
approved as a fillal si teplan. Redraw plans at a scale of 1: 10 or I: 20 (on 24x36
paper), and include all adjacent portions of the shopping center which are both
developed and undeveloped, as well as all information shown on this plan. Also
include additional dimensional information.
SUBMIT 10 COPIES OF REVISED SITE PLAN TO PLANNING DEPARTMENT FOR APPROVAL JPRIOR TO
CONTINUING WITH STEP II OF THE BUILDING PERMIT PROCESS.
*Any changes to an approved site plan must be cleared through the office of the
Director of Planning.
