PRESUBMISSION CONFERENCE

SUBJECT: MASTER PRELIMINARY PLAT - Tract B & Tract C Texas
Centroid Ranch (86-305) located west of S .H. 6 and ~~outh
of Greens Prairie Road.
The above staff/utility personnel reviewed the subject plat ~lnd
recommend approval with the following conditions*:
1. The easement along Greens Prairie Road should be designated
as a "public utility easement" on the Final Plat.
2. Additional utility easements will be required as more
information regarding specific uses and requirements are
developed.
3. Planning for utilities for this entire large area should be
coordinated with the Electric Department, the Water & Sewer
Department, General Telephone and Lone Star Gas Co., and a Master
Utility Plan should be developed.
THIS PLAT IS SCHEDULED TO BE CONSIDERED BY THE PLANNING AND
ZONING COMMISSION ON NOVEMBER 6, AND BY THE CITY COUNCIL ON
NOVEMBER 13, 1986.
*Any changes to an approved plat must be cleared through the
Planning Division.

RE: Sidewalks to be completed with development of
adjacent properties.
Dear Mr. Pullen,
As we discussed this morning, it is sometimes necessary to build
major streets through or along the boundary of undeveloped and
unplatted properties.
Often there is no development which would produce pedestrian
traffic which would need these walks when the vacant properties
are developed. In order to avoid the damage which always occurs
to unused walks during subsequent construction and utility
ihstallationsonthe adjacent properties when being developed, we
have been permitted to delay sidewalk construction in certain
places where appropriate to do so, with your approval.
This letter is to confirm my agreement that these sidewalks will
be completed as a requirement for the development and platting of
the adjacent properties; and I acknowledge this obligation to be
binding upon myself, Southwood Valley, Inc., and Area Progress
Corporation, and any and all successors in ownership.
