ORDINANCE NO. 1674

BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY O'F COLLEGE
STATION, TEXA.S:
WHEREAS, the City Council held a public hearing in the City Hall
at 7:00P.M. on Thursday, September II, 1986 on the question of
rezoning ce:rtain areas.... within the city limits;
AND, WHEREAS, the City Council has determined the following:
To rezone or change the classification of all of a 7989 acre
tract or parcel of land, lying and being situated in the Thomas
Caruthers Survey, Abstract No. '9, Brazos County, Texas and being
a portion of the following tracts:
(I)A ~9.0n acr~ tract conveyed from RaintreeDevelopment Joint
Ventu.re to Cornerstone Investment Group as described by deed
recorded in Volume 469, Page 697 of the Deed Records of Brazos
County, Texas;
(2)A26.Q7 acre tract conveyed from East Bypass Development Group
to Cornerstone Investment Group, as described by deed recorded in
Volume 491, Page 229 of the Deed Records of Brazos County, Texas;
(3)An 88.43 acre tract conveyed from Edward Uvacek, Jr., et ux,
to Cornerstone Investment Group, as describ~d by deed recorded in
Volume 469~ Page 426 of~he Deed Rec~rds of Brazos County, Texas;
Said 7.89 acre tract being more particularly described as follows:
BEGINNING at a 112ft iron rod found marking the south corner of
said 26.07 acre tracte
THENCE S 88002'22tf W for a distance of 157.52 feet to a 1/2tf iron
rod found for corner, and lying in the east right-of-way line of
Stonebrook Drive. Said iron rod marking the beginning of a curve
to the left.
THENCE in a northeasterly direction along the arc of said curve
for a distance of 51.26 feet to aI/2ft iron rod found for end of
curve. (CurveDat a : central angle = 0200 I ' 02 tf , radius = 1455. 99
feet, tangent = 25.63.feet, tIle chord bears N02028'25ft E for 8.

THENCEN 01027'54" (E for a distance of 535.00 feet with said
right-oJ-way line to a 1/2" iron rod found for beginning of a
curve to the left.

THENCE in a northwesterly direction. along the arc of said curve
for a distance of 32L43 feet toa 1/2" iron rod found for end of
curve. (Curve Datt:i: central angle =21040'00", radius = 850.00
feet, tangent = 162.66 feet, the chord bears N 09022'06" W for a
distance of 319.52 feet)
THENCE N 20012'06" W for a distance of 59.50 feet with said
right-of-way line to a 1/2" iron rod found for the beginning of a
curve to the right.
THENCE ina northeasterly direction along the arc of said curve
for a distance of 37.77 feet to a 1/2" iron rod found for end of
curve and marking the beginning of a curve to the left. Said
iron rod being in the southeast right-of-way line of Woodcreek
Drive. (Curve Data: central angle = 86034'25", radius = 25.00
feet, tangent = 23.55 feet, the chord bears N 23005'07" E for a
distance of 34.28 feet)
THENCE in a northeasterly direction along the arc of said curve
for a distance of 446.36 feet to a 1/2" iron rod found for end of
curve. (Curve Data: central angle = 13006'55", radius = 1950.00
feet, tangent::: 224.16 feet, the chord bears N 59048'52" E for a
distance of 445.39 feet)

THENCE S 06043' 31" W for a distance of 344.19 feet to a 1/2" iron
rod found for angle point.
THENCE S 12019'04" E for a distance of 216.84 feet to a 1/2" iron
rod found for angle point.
THENCE S 03005'15" W fora distance of 485.00 feet to a 1/2" iron
rod found for angle point.
THENCE S 44007'30" W for a distance of 235.80 feet to the PLACE
OF BEGINNING, and containing 7.89 abres of land, more or less,
from Planned Unit Development No.1 (P.U.D. #1) to R-l Single
Family Residential.
And, it is ordained that said change shall become effective
immediately.
