The requested R-1 zoning is consistent with existing zoning on 3 sides. A need exists for Jarger es~a~e ~ypelots. The requested CN zoning is needed to provide adequate areas for small commercial sites and personal service businesses. There are no such businesses within a mile from this site. (2) Indicate whether or not this zone change is in aqcordance with the Comprehensive Plan. If it is not, explain why the Plan is inc~rrect. The residential area requested is .in accordance with the comprehensive master plan.
