ORDINANCE NO.
AN ORDINANCE REZONING A 15.44 ACRE TRACT OF LAND IN THE MOUGAN
RECTOR LEAGUE, ABSTRACT NO. 46, COLLEGE STATION, BRAZOS COUNTY,
TEXAS, AND BEING MOREPART;J:CULARLY DESCRIBED BY METES AND BOUNDS
IN THE BODY-OF THIS ORDINANCE FROM R-2 DUPLEX TO P.U.D.#2 PLANNED
UNIT DEVELOPMENT.
BE IT ORD..AINEDBY'l'HE C-IT-Y COUNGIL-0F THE eITY OF COLLEGE
STATION, TEXAS:
WHEREAS, the City Council held a public hearing in the City Hall
at 7:00 P.M. on Thursday, September 11, 1986 on the question of
_ rez_Qning _certain ar-eaL-wiiliin.the -cit.y limits;
AND, WHEREAS, the City Council has determined the following:
To rezone or change the classification of all of a 15.44 acre
tract or parcel of land, lying and being situated in ,the MOllgan
Rector League, Abstract No. 46, College Station, Brazos County,
Texas,andbeing a portion of that same 31.80 acre tract conveyed
by Lydia FranbesBoriskie to L. J. Kirkpatrick, et ux,Lois, by a
deed recorded in Volume 290, Page 362 of the Deed Records of
Brazos County, Texa.s, and being more particularly described by
metes a.nd bounds as follows:
BEGINNING at. 1/2" iron rod found marking the east corner of the
KFO Addition, Phase Three, as shown by plat recorded in Volume
481, Page 65 of the Deed Records of Brazos County, Texas;
THENCE N 42003'56" Efor a distance of 228.23 feet to a 1/2" iron
rod found marking the north corner of the herein described tract,
said iron rod also lying on the southwest right-of-way line of
Dartmouth Street;
THENCE S 18026' 43" E along the aforesaid southwest right-of--way
line for a distance-of 257.53 feet to a 1/2" iron rod found for
corner and also marking the beginning point of a curve to the
left;
THENCE southeasterly along the said southwest right-of-way line
and said curve to the left for a distance of 105.41 feet to a
112ft rod found marking the end of said curve to the left. (Curve
Data: central angle = 05007'05", radius = 1179.99 feet, tangent =
52.74 feet and the chord bears. S21000'16" E for a distance of
105.37);
THENCE S 23"33' 48" E continuing along the said southwest ril~ht-
of-way line of Dartmouth Street for a distance of 192.54 feet to
a,l/2" iron rod found for corner, same iron rod also marking the
north corner of Lot 19, Block Two, Brentwood, Section Five, as
shown by a plat recorded in Volume 389, Page 175 of the Deed
Records of Brazos County, Texas;
THENCE S 59044'15" W along the common line between the
aforementioned 31.80 acre tract and the said Brentwood, Section

Two, for a distance of 30.00 feet to a l/2" iron rod found for
corner;
THENCE S 29000'93" W continuing along the said common line for a
distance of 85.37 feet to a l/2" iron rod found for corner, said
iron rod also lying/on the east right-of-way line of Cornell
Drive and also marking the southwest corner of Lot 4, Block 6 of
the said Brentwood, Section Two;
THENCE S 4l"48'30" W continuing along said common line for a
distance of 60.00 feet to a found iron rod marking the most
wes terly corner of Lot 6, Block >3 of the said Brentwood, Sect ion
Two, and also lying on the northwest right-of-way line of Cornell
Drive;
THENCE N 480ll'30" W along the northwest right-of-way line of
Cornell Drive for a distanceof45.~0 feet to a 1/2" iron rod for
corner, same iron rod also lying on the northwest right-of-way
line of Cornell Drive,and marking the beginning point of a curve
to the right;
THENCE northeasterly along said northwest right-of-way line and
said curve to the right for a distance of 224..6lfeet to a l/2"
iron rod marking the end of said curve to the right. (Curve
data: central angle = 09047'32", Radius = l314.24 feet, Tangent
= 1l2.58 feet) and the chord bears N 430l7'44" W for a distance
of 224.34 feet;
THENCE N 38023'58" W continuing along same northwest right-of-way
line of Cornell Drive for a distance of 68.81 feet to a 1/2" iron
rod, same iron rod also lying on the northwest right-of-way line
of Cornell Drive and marking the beginning point of a curve to

THENCE northwesterly along said northwest right-of-way line and
said curve to the left for a dista.nce of 193.79 feet to a l/2"
iron rod mark-Ing the end of said curve to the right. (Curve
data; central angle = 09046'00", Radius = 1l36.85 feet, Tangent =
97.l3 feet) -and the chord bearsN 43016'58" W for a distance of
193.55 feet;
THENCE N 48009'58" W continuing along same northwest right-of-way
line of Cornell Drive for a distance of lO.38 feet to,a 112ft iron
rod for corner, same iron rod also lying on the common line
between the said 31.80 acre tract and KFO Addition, Phase Two, as

THENCE N 41044'37" Ealong tbesaidcommon line for a distance of
5.00 feet to a ll2ft iron rod found for corner;
THENCE N 41043'53" & along the common line between the said KFO
Addition, Phase III, and the said 3L80 acre tract for a distance
of 1385.25 feet to the PLACE OF BEGINNING and containing 15.44
acres of land, more or less, from R-2 Duplex to P.U.D. #2 Planned
Unit Development No.2.
And, it is ordained that said change shall become effective
immediately.
