SUBJECT: Project Plan Approval -Tenneco OJl Harvey Road Store, located
on proposed Lot 28 aresubdivision of Lot 2R, Courtyard Apartments
Subdivision Replat (8S-807)
The P.R..C. met on December .4, 1985 to review the above mentioned project and
recommendsapprQvalwith the followingconditions;'~:
There wlllbe a minimum of one 3--yard dumpster requ,lred for this project..
Minimum dumpster pad dlmenslons: 12'x 121
P.R.C.. DrainageStatementprovlded;compl1ance required.
RE: DraInage and Grading: developer should make a special effort to match
the grades of this project to the existIng grades on adjacent property when
cross Lng the property 1 'nes.
The proposed location of the fuel pric~ sign in the utility easement is
questionable. If location fsapproved, applicant must provide a written
agreement between the City and the property owner to cover this.
Plan_and Profile drawings for water servIce are required.
Furnish a final s;teplan and electric load data to the Electrical Department.
'funde~ground servrce is required, furnish a letter requesting same.
Include 611 ralsedcu'rbing between Lot 2A and Lot 28 (wIth exception of
the drl vewaybetween the lots)
If relocatIon of 'the utility lines on the north side of this project is
required, the developer will be required to bear the expense.

(8) The P.R.C.voted unanimously to recommend denial of the access shown
to the adjacent apartment parklng lot to the north, because access is
not to a street but rather to a park,Lng lot.
(9) Access into the apartment project adjacent and to the west will not
receIve a recommendation of approval from theP.R.C. unless a written
access agreementfsprov f dedfrombothpropertyowners. If that wr i tten
agreementisprovlded, approval of this access will be made by the P.R.C.
only>because access to an existing drive toH.arveyRoadwillbe shared.
(10) Canopyhelght mustbea minimum of 14 feet toactommodateemergency
vehicles.
