SUBJECT: Conditional Use Permit -RegencyVil1age (Personal Care Facility) 85-717
The P.R.C. met on 10-23-85 to review the above mentioned project (site
plan/conditional use permit), and recommends approval with the following
conditions*:
(1) The Electrical Department voiced many questions. Pleasefurnishadditional
information regarding requirements to Joe Guidry & Jimmy McCord to enable them to
prepare plans for service to this facility.
(2) The Electrical Department indicated >that service to the corridors will be
separate from. that to the buildings; .there can be no penetration of fire walls.
(3) Show location.of.firedoors.
(4) Indicate phase lines on site plans.
(5) The Electrical Department indicated possible problems with relocating
existing guy wires along the west side of this project. Coordinaterequirements
with that .department.
(6) It was agreed that 6 curb cuts would be allowed, with one from Dominik and
one from University Oaks (those which connect to the drives to the turn-arounds) to
include barriers to preclude any traffic other. than emergency vehicles. Developer,
Fire Marshall and City Engineer to coordinate plans for these barriers.
(7) Suggestion was made that the radius on theturn-arounds be reduced to help
make the project more aesthetically pleasing, but to still serve as a place to turn
around large emergency vehicles.

THE REGENCY VILLAGE
The proposed use is a 140-unit personal care
facility designed to be licensed by the State of Texas
Department of Health. The.facility<willprovide
housing, activitles,transportationandmealsto
ambulatory adults over the.age of sixty-five. Medical
supervision will also be available on a 24-hourbasis.
The residence will be in constant operation,. seven
days per week. Proj~ctedemployment. upon compJ~ition
of the entire 140un'i:ts is 27 employees overth(ee

occup.ancy is 155 persons .

Per our conversation Tuesday January 14, 1986. Link-Net
Construction Corporation, General Contractors, formally request
permission to place two temporary trailers on the Regency
Village construction site. One trailer will be used for office
space . The other, are c rea t ion a 1 v e h i cle , wi 11 h 0 use a L ink - Net
employee. We feel itis beneficial to have a employee live on
the construction site for security reasons.
We understand that the trailers shall not be placed on site
before a building permit is issued, and that they will be
removed upon construction completion. We intend to provide
temporary sanitary service until we are able to tap into the
City system.
