Rick Ploeger, City Forester ShirleyVolk, Planning Technician SUBJECT: Conditional Use Permit - Church of Jesus Christ of the Latter-Day Saints - Welsh @Deacon (85-712) The P.R.C. met on September 4, 1985 to review the abo,'e melltioned conditional use permit/site plan, and after lengthy discussioll, the architect infornled the COllnnittee that the request at ,this time is only for approval of the conditional tlSe permi tfara church at that location, with a finalized site plan to be forthcoming shortly after approval of the permit. The applicant was informed that he should furnish information regarding all uses which will be made of the premises, the nwnbe.r of people to be in attendance at allY meeting, the "nwnber of meetings to be held each day of the week and tIle times of these'various meetings. He is, also to. include the number of seats which the building will have. The applicant was further informed that the Commission, at its discretion, could require additionalcoIlditions prior to issuing COllditional use permits which are not specifically required by ordinance, ,among)them being the possibility of requiring some type of buffer between this project and the adjacent tracts. TheP.R.C. also noted the following conditions which must be met prior. to approval of a final site plall/conditional use permit: 1. Furnish 'information regarding electrical requirements and load data to the City's Electrical Department as soon as this information is available. 2. The. building must have a sprinkler system. 1 3. Delete parking spaces (approximately 11) in front.of one door to provide emergency equipment access ,to the., btlildil1g. 4. Show the exact location(s) of Fire Department connections. for the sprinkler systems. 5. All illteriorutility lines (other. than services) must be covered by easemeIlts. 6. Trash bag pickup will be acceptable as long as no more tllaD 5-6 bags (twice weekly) .'aregenerated. 7. Indicate on the s.iteplan a location (mininlum 12'x12'pad)for possible future dwnpster, if,.,it .becomesnecessary toreqllire OIle. 8. Any curb cut on Deacon should stay approximately 200 feet back from the iIltersectiollof Deacon & Welsh. 9. The grading slope from the pilot channel to the top .of the curbing on the parking lot must be no greater than aj5:1 ratio slope.
