PRE-DEVELOPMENT:
The projectsiteisa 1.32 acre tract located on University Drive,
it is part of Lot, 3, Block V of University Park Subdivision - Section 2.'
The site is presentl.ycovered with grass and weeds, characteristic of most
undeveloped lots. The natural ground slopes toward the north (rear) end
of the lot. The peak rate of runoff from the site and contributing area
for a ten year stor~m event was calculated to be I~. 13 efs.
POST-DEVELOPMENT:
The owner of the site is planning to construct an insurance building
with concrete parking covering most of the. lot. The site will be graded
as shown on the grading plat to drain into twogr'ate inlets located in tht:;
rear of the parking area. Detention is provided by using the parkin{~ area
as a storage f~acility. Storm sewer pipe will be used toconnectthegr3te
inlets togethep and the pipe, will be, used to connect the second , inlet \oJ.i th
the drainage channel running alongside University Drive. as shown on the
grading plan. Discharge will be r'eleased at pre-development rates by
utilizing the grate irilets as metered orifices.
METHOD OF ANALYSIS:
The peak runoff from the site was computed using the "Rational Method"
for pre-development and post-developrnent (wi thout detention) condi tions.
The runoff was then converted to a triangular hydrograph by plotting
the peak rate of runoff VB. ,the time-of-concentration. The rescinding .leg
of the hydrograph was set ata length equal to 1.76 times the t,ime-of'-concen-
tration.
The inflowhydrograph(post-development runoff) was routed through
the proposed detention pond in the parking areas by the "Storage-Indication"
routing method.

CONCLUSION:
After developrnent of the site, t.he peak rate of punoffwill be 3.10
cfs., which is less than the pre-development peak rate of 1-+.13 cfs fora
ten-year event. Therefore the developer will ,have met all drainageil'lequire-
ments and is within the guidelines set, forth in the Subdivision Hegulations.

Dumpster pad must be a minimum of 121 x 12' Interior measurement; any
fencing (without gates) must go on outside of these measurements. Minimum
requirement for this project Is one 3 cubic yard dumpster.
P.R.C.dralhage statement provided; compliance required.
The street Into this project (coming off University Drive) must be a
mlntmumOf20 feet In width to qualify for a fire lane which is necessary.
Mark the curbing along this street as a fire lane. Check with Fire
Marshal for required marking.
The dl'dvewayclosest to University Drive Into this project may cause a
problem to the~ppllcant in the future, but the EngineerIng Department
has approved this locatlon,as it is proposed.
Engineering Department recommends a 25 foot minimum radius to the street
from University Drive.
Relocate the water hydrant; water hydrants must be located within 10 feet
of a driving surface. Coordinate location with Water & Sewer Department
Superihtendent Benni~ Luedke.
The low profile sIgn must be located a minimum of 10 feet behind the
right-of-way line and clear of the sight distance triangle.
Building Code requires a minimum of 3 handicap parkJng spaces for this
project.
Landscaping: "Protected" trees require a 7 foot (minimum) barricade to
be in place prior to any grading or clearing in order to qualify for the
allotted points. Show barricade details on site plans.
*Any changes to an approved site plan must be cleared through the Planning Dept.
