Staff Comments:
Staff recommends approval of this request for the following
reasons:
A. This area is reflected as medium density
residential on the land use plan; the requested
zoning combined <with. existing area zoning provides
for an overall medium density residential area.
B. The requested zoning is consistent with area
zoning patterns and is compatible with existing
and planned area uses.
P&Z ACTION:
On 10-17-85 the P&Zvotedunanimously(5-0) to recommend approval of this rezoning
request.

Mr. Callaway explained the request, located the tract of land and identified area
zoning. He indicated the subject tract is vacant, but there are apartments,
fourplexesandduplexes to the south and east, with predominately vacant land to
the north and west. He informed the Commission that this. area is reflected as
medium density residential with industrial.uses planned to the west and further
that staff reconnllends approval of this request because the requestedzoningwhicll
conforms to the Land Use Plan, combined with the existing area zoning provides for
an overall medium density residential area, and the requested zoning is consistent
with area zoning patterns and is compatible with existing and planned area uses.
Discussion followed regarding how this tract became zoned R~7 and the mix of zoning
districts in the area. The public hearing was then opened. No one spoke. The
public hearing was closed after which Mr. Brochu made a motion to recommend
approval of this rezoning request. Mr. MacGilvray seconded the motion which
carried rmanimously (5-0).
