The city has recognized .aneed for C-l at this intersection by rezoning the Northeast corner. of Holleman and Well born from R-5 toC--l. The proposed use of this property is \lirtuall ythe same as s ubj ectproperty. B. Even though subject property is zoned C-N, the approved uses of the property signify C-:-l zoning. For example, fast food restaurant, car wash, convenience store anda.gasoline fueling facility. According to Mr. Mayo, lithe gasoline facility will have the greatest capacity of anycohvehi ence store in the city. This. will represent the potential for generating more traffic than the typical convenience store. II C. The property is more suited for<G..l due to high traffic volume of 18,000 vehicles per day on Wellborn Road. One reason .for this increased traffi cvolume is the continuous growth of Southwood Valley. Also traffic volume will increase when the railroad grade crossing i's completed at Holleman & Wellborn. (2) Indicate whether or not this zone change is in accordance with the Comprehensive Plan. If it isnot~ explain why the Plan is incorrect. The proposed. change is not in accordance with the comprehensive plan. The subject property was originally zoned R-5and was rezonedC-Nin December 1983. The comprehensive plan is not necessarily incorrect because a plan merely provides general direction to meet defined goals. In this case, the direction needs to be ammended to meet the changing conditions at this intersection. (3) List any other reasons to support this zone change. A. Because of signage restriction in>C-N, Broach Oil Company will be adversely affected since the same type of business is to be located on the newly rezonedC-ltract across the street. C-l was hot requested in the original zoning application because of a 4001 depth requirement. Since the city waived the 4001 foot requirement for .theadjacent · corner. we ask to be given the same consideration since the two, properties are almost identical in size and since virtually the same' land use is planned. d's-.II~
