Staff Comments:
An increase in commercial depth off of University Dr. would
be in compliance with the land use. plan. (The subject tract
and the-commercial tract adjac:enttpthenorth are under ODe
ownership.) Commer,cialzoningonthe tract west of the
subjecttract,extend.s from UIllversity Dr. south to a point
south of Poplar. (See Area Ma;p.)
The currentR-6 zonirtg serves as a btiffer between the
existing commercial development and the existing single
family residential area. Rezoning the entire subject tract
would eliminate this buffer andcrea.te a C-I/R-Iconflict.
An alternative to the request would be to increase the C-l
depth south of University Dr. on a portion of the subject
tract and provide a b!ufferto'theadjacent s inglefami ly
lotstothesouth.'l'hisbuffer could be provided for by
allowing a portion of the tract toremainR-6 or by rezoning
a portion of the tract A-P.
Staff recommends the" following:
Limit any commercial zoning to the northern portion. of
this tract. C-lorC-3zoning would be consistent with
the land use plan. C-3 zoning should have less impact
on the area res~den;tialuses. Thec,ommercial zoning
coul,d .extend s01.1thforapproximately 183' (to be
consistent wi ththe land. use plan) or approximately
220' (to the same depth as the current commercial
zoning to the w~stJ.
Leave a buffer of R-6 or provide a> buffer of A-P
between the commercial and residential areas~
Makeanyc'hangeinzoning contingentona replat of the
subJect tract and the commercial tract to the north to
insure ,that there is no commercial access to the
residential streets (Peyton and Cha.pel) in th,is area.
