The Project Revlew Committee met on No.vember 21, 1984 to review the above
mentioned/project, and recommends approval with the following conditions:'"

Afire hydrant must be located within 300fe~t of all parts of all build-
ings. There isa possibility that one additional fire hydrant will be
required. Check with Bennie Luedke, the Superintendent of Water & Sewer.
Mark thecurblng at the entrance, the islands and the turn-around area as
Fire lanes.
Site gri3dlngand drainageplansardinformationshould be included on the
site plan. Take contours 10 feet across property lines.
A "conceptual"landscapi n9 plan is not- acceptab 1 e. The plan presented to
the planning department and approved by same must be the actual landscape
plan.
Points shown for trees planned is questionable. If each tree is actually
worth 1 00 poi nts,the po intsas shown a recorrect.
Show the total square footage of the tract.
Indicat'e.the. type of seed to be used for grass.
Show how the existing oak tree will be protected (barrier information).
Parki ng.spaces can be 18 feet in depth wi th a 2 foot overhang .
Drivingais.les can be amlnimumof 23 feet in width.
Any dumpster location must be approved by the Department of Public Services.
Ifno dumpsters are used, this also must be approved by the Department of
PubJlcServi ces.
Planriing Staff must review signage; sign will be handled by a separate
Building Permit.

Building setbacks are o~tlfned in Ordinance 850, Zoning Ordinance, Table A.
Minimum parking space is "X 20', or on a perine,ter row, "x 181 with a 21 over-
hang.
Minimum drive Is 23' wide with head-in parking, or 20'wide without parking.
Islands. of 611 raised curb, usually landscaped, are located at both ends of
each parking row.
Islands are. also located every 15 spaces on interior rows and every 20 spaces
onperlmeterrows.
A 611raLsed curb is required around aLl edges of all 'parts of all paved areas
without eXGeptlon.(To include islands, planting areas, access ways, dumpster
locations, utility pads, etc.) Curb detail to be approved by. the City Engineer.
