("Texa:co") is the owner in, fee of that certp.in tract of land in the City of College Station. Brazos County. Texas. which is described on Exhibit "A" attached here.to and made a part hereof ("the Texaco land") . John C . Culpepper. Jr.. Trustee ("Culpepper")ts the owner in fee of that certain tract of land in.the City .of College Station, Brazos County. Texas, which is to the rear and two sides of the Texaco property and part of the University Square Shopping Center (the Culpepper land). .1. In consideration of the rights granted to it under Paragraph 2 of this instrument, Texaco, for itself and its successors and assigns, hereby grants to Culpepper, his heirs and assigns forever, :an exclusive easement for vehicular parking purposes upon that portion of the 'Texaco land which is described on Exhibit liB", attached hereto and madeia part hereof (lithe Parking Easement land"), together with the right of open, free and unrestricted vehicular and pedestrian access to and from the Parking Easement land across the common boundary line between the Parking Easement land and the Culpepper land; provided; however, that Texaco may continue tomaintai.n,repair and replace' in their current locations the power pole, the guy wire. the concrete structure and the area light found 0 the Parl<ingEasetnent land~ 2.
