SUBJECT: Site Plan Permit .;.Timber Creek Apts. Phase II - (84-506)
TheP.R.C. met on this elate to review the above mentioned project, and recom-
mends approval wlththefol10wing cond itlons ;1,
Ord>inance requires an 8ft. setback from property line to parking areas
abutting. streets (spec if i cally along Spr ingLoop) .
A 6"raisedcurbis required around all edges of all parts of all paved
areas without exception. (To Includeis1ands, planting .areas,access
ways,dumpsterlocat.lons, utiLi ty patds ,etc.) Curbdetai 1 to. be approved
by theCl'tyEngineer. No exceptions will be made for areas in~icated on
site planas "reserved for future parkingll.
Additlonalparklngfor clubhouse may be necessary, depending upon the use
of that room. If used for rental to the publi c,adequate parking is not
available. Consult legal Department regarding development ag~eement.
A50footclear turning radius in front of dumpsters is required. Dumpster
pad must be at same elevation as driving sur:face. A 121 x 12'-minimumpad
is requiredfo'r each dumpster . Three six-yard dumpsters will be the minimum
requ i rement for this pro j ec t .
Thefl re hydrant across Spring Loop cannot be used for protection for this
proJe.ct. Additional hydrant(s) wi 11 be required at location designated by
the Ass It . Fire Marshal.
All curbing must be marked as Fire Lanes.
Any work done in the flood plain will require a FloodPlain Development Per-
mit. Coordinate with the City Engineerls office. A drainage easementmax. be
required along the creek.
A landscape legend whIch includes species and points is required on the plan.
Barricades around trees to be protected must be in place prior to any exca-
vation. (Protected trees should be a minimum of 611cal i per.)
