and being more particularly described as follows:

COMMENCING at an iron rod found in, the southeast right-af-way line of

rod found in the>not'thwestri ght-of-way .line of Uni vet's ity Oaks Boul evard for
the PLACE OF BEGINNING. of this tract;
THENCE. 5450 361 0811 ~J along said northwest right-of..\t~ay line of
. University Oaks Boulevard fora distance of 538.17 feet to an iron rod found
marking the east corner of Block 0, Culpepper Plaza, see plat in Volume 278,
Page 39, of the Deed Records of Brazos County, Texas;

distance of 284.25 feet and corner;
