The P. R.C. met on. December 19, 1984 to review . the abovementioned project, and
cannot recommend to approve this site plan due to the following problems:

Parking will have to be redesigned to add enough spaces to meet the shopping
center requirement ...(1 space/?OO S.F./.+ employee parking) for the C-larea
(buildtngsA-G).. All parki n~ for the C-1shoppingcenter must be on :the C-1
zoned<area.Alsoallparkin~ spaces directly in.frontof the buildin,gs must
be removed)and af; re 1 anepfovided.
Examine turning radius .toenableemergency vehicles to get to Building C.

Dedicate a utility easement along the south side of the site.
The single phase power line existing must be removed.
Fire hydrants should be move~ across the drive to be on the same side as
the water.main.
Dedicate a 20' utili.tyeasementfor. the 811.water main.
Commercial buildings over 15,000 S.F.and restaurants over 5,000 S.F.
must be sprinklered.
Drives must be within 150.of farthest part of any building.
Screen fence must go no closer than 15tto right-af-way line.

Site drainage and grading plan must be submitted to City Engineer.
DevelopmentPermitmus,tbe granted by Ci tyEngi neer prior to any
dirt work on the s tte. ,
A 6" raised curb is required around all .edges of all parts of all paved
areas without exception. (To include islands, planting areas, access
ways, dumpster locations, utility pads, etc.) Curb detail to be approved
by the City Engineer. No exceptions will be made for areas indicated
on site plan as Hreserved for future parking.1I
Submjtrevisedla~dscape plan to reflect any protected trees.
Cherry laurel and Texas Mountain laurel shall only receive 40 pts. each.
Hackberries receive no points.
Indicate type of sodding (solid, sprigs, etc.)
Check location of ~asements and utilities in locating and counting trees.
* A revised site plan must be submitted for approval to the Director of Planning.
