SUBJECT: Parking Lot Plan ~ Texana Professional Building (84-433)
The P.R.C. met on this date to review the above mentioned project, and recom-
mend sa pproval wi ththefollowingcondit i cns;" :
(1 ) S,ubm i talet terreques ti ng unde rg rounde lectr i ta 1 service.
(2) Furnish electrical load data requirements as soon as possible.
(3) Coordinate trash container requirements with the Ass't.Director of
Public Services. Use ofa 6 cubic yard dumpster has be~n suggested.
If this dumpster is to be shared with ,the Texana National Bank,furnish
a Jetter of agreement regarding same.
(4) The existing sewer line on the west side of this property will require a
utility easem~nt, wfdthto be a minimum of 15 feet. It is noted that the
stairs is currently located in that easement. The developer has agreed
to relocate thestalrs out of the easement. The footing of the building
must be located out of that easement, and below the'sewer line. It is
preferred that easements be kept clear of trees; relocate the trees shown
in easements to avoid possible confllctwithutllity service. Locations
'to be coordinated with Asslt. Zoning Official Johnson.
(6) Compliance wlt.hP.R.C. drainage statement is required.
(7) Developer has stated that ,some 'landscaping to be included on site should
not be counted as required; include note regardtng same on site plan.
.kAny changes'toan approved site plan must be cleared through the Office of the
Director of Pl~nning.
SUBMIT 8 COPIES OF REVISED PLAN TO PLANNING DEPARTMENT FOR APPROVAL PRIOR TO
CONTINUING, WITH STEP I I OF THE BUILDING PERMIT PROCESS.
