Notes
GENERAL
1. The project consists of 42 townhouses contained in 14 buildings.
There are 3 townhome designs. The construction is wood frame,
with wood siding, brick veneer and composition roof. The
foundation is post-tensioned concrete slab on grade.
2. Oimens ions gi ven on drawi ngs sha 11 govern over sca 1 ed measurements.
and large scale details shall govern over small scale drawings.
3. Dimensions are to indicated stud faces unless otherwise noted.
4. Civil engineering and necessary drawings, including underground
services, paving, and drainage, will be provided by the (Mner.
5. The Contractor and Subcontractors shall secure and pay for all
required permits and file all necessary drawings.
6. The Contractor shall provide the (Mner will all guarantees,
operation and maintenance data for all installed building equipment.
SITEWORK
1.
Remove from the site all deleterious s011s and materials from
all areas to receive earthwork, compaction, slab and structures.
Prevent construction damage to all existing paving, curbs and
utilities as required. If such items are damaged, they shall be
repaired or replaced as required to achieve their original
condition.
Remove top soil under proposed drives, parking and building areas
and stock~ile for use as required by (Mner for grass and land-
scaped areas.
Evaluate (Mner provided and Civil and Structural engineering
requirements and conduct required earthwork, gradin~ excavation
and fill. soil stabilizations, earthwork for mechanlcal, electrical,
plumbing and drainage.
Provi de termi te treatment as requi red by (Mner.
Provide 1 concrete splash block for every downspout.
Contour, rough and finish grade as necessar~ for surface drainage
to existing storm drainage system. All dralnage to be in
accordance with applicable building codes and zoning ordinances.
Provide and install all sewer, water, electric and telepho~
services. All underground piping shall be trenched to a mlnimum
depth of 2'-0" and all services shall be installed in accordance
with applicable building codes and zoning ordinances.
Concrete material for walks shall be 2,500 psi. Curbs and paving
shall be 3,000 psi concrete.

Subsurface Investigation for design of foundation shall be
provided by Owner, as required for structural design Of founcm-
t ions.
Structural engineering for the foundation; lit. slab will be
provided by the Subcontractor subje<:tiO,the review and approval
of the Owner and Architect.

Finished floor at first floor (fOp of concrete slab) shall be
12" above natural grade.
Submit compliance reports from independent testing laboratories,

1. Face brick shall conform to ASTM C 216 with color a texture as
selected by Architect.
2.
Provide weep holes at 2'-0" on center along the e . or brick
veneer and wherever the void or cavity behind the br1ck is
interrupted by a ledge, shelf angle 0: lintel.
Secure brick veneer to wall with corrugated. galvanized iron
sheet metal masonry wall ties at 16" on center horizontally and
24" on center vertically.
Steel angle lintels shall be 3-1/2"W x 3-1/2I1H x 1/4 for openings
4'-0" or less, 3-1/2"W x 5"H x 1/4" for openings more than 4'-0".
Turn longer leg up. Lintel shall extend 8" (minimum into veneer
at each side of opening.
Membrane flashing behind brick veneer (base flashing at brick
ledge, flashing at steel lintels at window heads and sills, etc.)

CARPENTRY
1. All joists, headers, stud plates and rafters are #2 Southern
Yellow Pine Kiln Dried or better.

Pre-fabricated wood trusses as per manufacturer's design.
All interior studs, stripping, blocking, exterior fascias, etc.,
are stud grade Southern Yellow Pine Kiln Dried or Standard and
Better fi r.
4. All members in contact with concrete or exposed to weather (e.gd.,
wood deck and frami ng) are OSfftOS, or Wolmani zed pressure treate
12 Southern Yellow Pine.

Joist hangers are "Simpson'" of proper size and shape applicable
for the connection.
Let in diagonal wood frame bracing is continuous 1 x 4 Southern
Yellow Pine anchored to head and sill plates.
Roof deck is 5/B" plywood exterior type symbol C-DX APA. Use
Fire-Retardant-Treated Plywood' as per plans. (Such wood to be
treated in accordance with AWPA C27 with each piece bearing a Ul
label. )
Soffit is 1/2" exterior plywood syat>ol A-C APA Group 1 with
exterior gl ue.
Floor deck is 3/4/1 plywood, tongue and groove, symbol STURO-i-
FLOOR INT-APA with exterior glue.
Sheathing behind masonry veneer 1s Gypsum Sheathing of ASTM C79
Standard 1/2 inch thick with water resistant core and weather-
proof asphalt paper on both sides and "V" shaped edges.
SReathing behind wood siding is Thermo-Bar, aluminum-faced
Structural Grade sheathing, as manufactured by Mead Paperboard
Products. Sheets are 48-3/4" x96" x l/B" (.11511). Apply
with edges overlapped.
12. Fasten sole plates to concrete with 1/2" x 10" J. Bolts. 61t into
concrete and 48" on center (minilllUll).

Floor framing notes:
A. Provide solid bridging at center span for all spans over
10'0".
B. Provide extra joists or solid blocking under ~a~ls. do not

Exterior Wood Siding: Southern Yellow Pine, C and Better Fi~ish
(a combination quality consisting of B . Band C grades of fln1sh),
Standard Patterns of Drop Siding No. 117 (type sh?Wn on plans),
No. 105, or No. 119. All trim to be C & Better flr as per plans. It
Drip Cap is 18285 - 1-1116" x 2-1/2": Stop (be1?W) is 18571 - 5/8

Provide necessary fasteners and accessories including screens
complying with F.S. FF-S-lll0 and nails as defined in ASTM 0 2478.
Provide metal accessories, including anchors , bolts, nuts, washers,
plates and shims.
INSULATION AND MOISTURE PROTECTION

Building paper felt is 15# asphalt saturated.
Roofing is composition roof BIRD & SON Fireline, 260 1bs. per
square of material, UL Type Class "Alt. Install as per Manu-
facturer's instructions. Color as selected by Architect.
Sheet metal interior or concealed flashing is 26 gauge galvan-
ized iron sheet metal. Exterior exposed flashing, fascias and
eave trim are ARMCO Zinc Paint Grip or approved equal 24 gauge
galvanized iron sheet metal.
Sealants and caulking are one or two part bulk compounds,
including po1ysulfide. silicone, polyurethane polytremdyne
terpolymer. Closed cell or rubber back-up filler. "Poly-tite"
compressible filler.
Insulation: Mineral wool or glass fiber batts or blanket '
insulation conforming to E.P.A. energy conservation requirements,
flame resistance, and Ul ratings.
Walls: R-13, Mineral Wool Batts
Ceilings: R-3Q, Mineral Wool Blown
Ceilings, at sheet rocked rafters: R-l9 (minimum)
Gutters and downs~outs shall be prefinished, seamless aluminum,
.025 inches thick, in a stock color. Gutters are Ogee pattern,
3-3/4"H x 5"W. Downspouts are corrugated rectangular pattern,
2-3/8"0 x 3-1/4"W. Color as selected by Architect.

Exterior patio doors and THERMA-TRU "French Patio Doors" as per
plans.
Interior doors and hollow core, flush, paint grade, with privacy
and latch sets as required. Contractor to submit hardware
recommendations to Architect for approval.
4. Windows shall be Rti 11 finish aluminum Single Hung SeriesT"400"
as manufactured by Living Windows Corporation, Houston, exas.
Style shall be "Divided lite", as sized and located on the plans.

FINISHES
1.
Gypsum wallboard for walls ~nd ceil~ngs is ASTM C 36. 1/2"
thick is typical on wood palnt or vlnyl framing. Corner beads
and trim are galvanized steel or "Geon" PVC plastic.
Gypsum wa 11 boa rd shall be 5/8" thi d on ceil i ng where roof trusses
at spacing greater than 16" on center are used.
~psum wallboard at fire separation partition shall be two layers
5/8" thick Type "X", as per plans.
Kitchens baths utilities and storage areas are to receive vinyl
compOSition til~ or vinyl Sheeting flooring with colors and
patterns as selected by the Architect.
Certain areas such as entries, breakfast areas and highly visible
kitchen floors will receive vinyl composition tile solid colors
as per AZROCK "Solids" or ARMSTRONG "Supreme" vinyl corlon premillll
tile.
Fireplace hearths are thin set quarry tile or Mexican tile as
selected by the Architect. Assume 4" x 8" standard face size.
Bedrooms, closets, stairs, living and dining areas are to receive
carpet. Carpet quality as determined by Owner.
Floor Underlayment shall be GYPLCRETE as manufactured by t~e GYP-
CRETE CORP. Apply 3/4" thick over the plywood deck accordlng to
manufacturer's instructions.
Inl.erior paint finish to be Pittsburg Paint, "Sp~e~hide" x
Flat Paint. 1 coat of sealer plus two coats ?f flnlsh coat over
light stipple. Interior woodwork sh~l1 recelve sealer.plus two
coats of Acrylic Latex Semi-Gloss palnt. Apply accordlng to
manufacturer's recommendations.

KITCHEN EQUIPMENT

installed and will include the following:

2. The Fireplaces are MA3ESTIC Model No. M36, with compatible triple
wall flue system and TT200B Chase Top, and TT8CB Adapter Kit,
installed in accordance with manufacturer's instructions and
applicable building codes.
TOILET AND BATH ACCESSORIES
3. Accessories are HALL MACK chrome finish. Provide and install all
required paper holders, towel bars and shower curtain rods as
required.
4. Medicl~e Cabinets are as per NUTONE Model No. 27 H baked white
enamel!.
5. Mirrors are 1/411 plate glass with poliShed edges, sized as indica-
ted on the drawings.

FURNISHINGS
1.
Typical base and wall cabinets and shelving shall be WOOD-MODE, o~
approved equal, manufactured by WOOO-METAl, INDUSTRIE~, INC., ft
Kreamer, Pennsylvania, as per plans. Style shall be Vang~ard.
In some cases, special millwork shall be designed and speclfied by
the Owner, as per plans.
Kitchen vanity and other counter tops and splashes are plastic
laminat~ with color as selected by the Architect. Alternate
materia 1 shall be "Corian" by DUPONT, 3/4" stotk for vani ty tops.
