The Development Staff reviewed the above mentioned project on this date,
and recommends approval with the following conditions:~"
1. A fire hydrant must be located within30C feet of all parts of all
bui"ldlngs as the hose lays. L(l,cation of any additional hydrants to
.be approved by the Fire Marshal and the Stiperintendent of Water &
Sewer.' ~
2. Furnish a letter requesting underground electric service and the load
data requirements to the Electrical Department.
3. Compllance with P.R.C. Drainage Statement is required.
4., Furnish detaIls of 6:1 headwall; (State Highway Department details).
5. IndIcate culvert size at entrance.
6. A Flood Plain development permit is required.
7. Plans for' sewer relocation must be approved by Superintendent of Water
& Sewer.
8. Furnish easement documents for sewer relocation.
9. One 3-yarddumpster will be required for this project. Locate 12' x 12'
pad in an area which will allow a 50 foot turning radius for trucks.
Show fence around dumpster on plans; do not include gates.
10. RevIse landscaping legend; compliance with Ordinance No. 1505 required.

It has come to my a.ttention that the barricade protecting the 10" live oak
at the car wash site has been removed. This tree will no longer be able
to: carry 150pofntstowards. your landscape total as approved by the P.R.C.
Astanunprotected canopy tree, you will only be allowed to claim 75 points,
le~.vingyou.75 points deficient onyourlands.cape total. You will.still be
in excess of. your requir~d canop.y<tree requirement of. 750. points, so you
may regain the 75 points in any type of plant material (trees, shrubs, or
ground..... cover).
Please advise me right away as to. how you wi]] supply these points. We need
to get this worked out now so time will not be lost when you are ready for
your Certificate..' ofOccup~ncy.
