When Bob Moseley of eEL & Associates and I met with you and
several of your associates on June 13, 1984, it seems that the
site plan approval was discussed during this meeting. To the
best of my memory', we were not to be required to go through the
ent~re formal process of site plan approval due to the fact that
the original site plan for this entire project was revised only
to a small degree.
I called and spoke with David Pullen this morning regarding what
we would be required to submit if, in fact, we are not required
to go through this entire formal site plan approval process.
Mr. Pullen suggested that I send to you two prints for your
preliminary review and comments and they are enclosed.
We do not wish to, and do not intend to,attempt to sidestep any
of the processes which may be required of us during the progress
of this project; however, we would ask your advice on how to
proceed from this point on receiving approval of our slightly
revised or modified site plan.
If you have any questionsregard1ng this submittal, please call
me collect and I will be happy to discus$~ this with you. We
would appreciate very much hearing from you as to what should be
our nexts~ep in the process.

Our engineer is currently working on our site utilities as well
as the final site grading and storm drainage systems. We have
advised our engineer that this project is critical as to time
and he is aware that the approvals must be obtained by the
various officials in College Station prior to the issuance of a
building permit either for;> the developers contr.actor or the J.
c. Penneycontactor.

Dear Mr. Estes:
I have reviewed thesite.grading and uti lity sheets of the above
proj ect, which wererece tvedi nmyoff ice September 26, 1984. I
have no problems with the planned concept for the water, sanitary
sewer, storm sewer or electrical (SGU-l). You must submit
planned.;.profile drawings for the extensions of the fire hydrant
waterlines.. The se must be on 24 in. X 36 in. p 1 anned-profil e
paper, drawn to.ascale of 1 II equals 20 ft.. horizontal .and 1"
equals 2 ft .ve rti cal. The public utility section s ha 11 be
composed ofaCoversheet,an overall plan sheet, the p'lan
profiles, and the necessary deta; 1 sheets, all drawn on 24X36
inch paper. I recommend you engage the services of one of our
local'engj neers to. prepare this secti on for you . Judging from my
observations, doing so will help to expedite this small phase of
your project.
I will need the following information for the proposed easements
prior to my approval of the public utility plans:
A. Legal Description prepared by a RegisteredPubl;c
Surveyor and presented on 81/211 X II" white paper.
B. The name of <the owner of the property.
C. The signatory and source/proof of authority.
D. Name,address, and telephone number of the attorney
representing the owner in this matter.
This information should be delivered to my office. I
will check the ca.lls and forward it to our City Attorney
for the document preparation and execution.

Dear Mr. Moseley:
Mr. Don Wiggins of Myrick, Newman and DahlbergcaHed yesterday with some
questions regarding the Jandscape plan for Phase II of Post Oak Mall in
College Station. He asked when the City would need to have a copy of the
plan. We usually require a landscape plan to be approved before the
Building Permit<isis~ued. . The size and type of this project allows us
to bend the requirement .for the. due date a bi t. However/~ by time the Mall
shel,lgets its final butlding inspeGtion, the exterior site work must be
complete. This will include landscaping, parking lot striping, fire lanes
and general clean~up.
In order to have thelandscapingfi nished in time. the plan wi 11 have to be
ready for bidding weeks in advance of. the final inspection. Hith the
project currently in its infancy"you have plenty of time to work wi th. I
just wanted to let you know what theei ty woul d be . expecting at the time
Phase II is scheduled to open to the public. r1r.!~iggins is working diligently
on the landscape plans and will get them to me for approval as soon as
possible.
